Chandler Drive, Gilmorton, LE17 5FS

Set within a peaceful cul-de-sac in one of South Leicestershire’s most sought-after villages, this beautifully presented four-bedroom detached Davidsons home offers generous family accommodation and a wonderful balance of modern living, village convenience and a strong sense of community in Gilmorton.

There is an immediate sense of space as you enter, with the ground floor arranged to suit the way modern families actually live.

At its centre is the impressive open-plan kitchen, dining and family room, a wonderfully sociable space with a large central island, quartz worktops and integrated appliances, including a large wine cooler.

The real highlight is the glazed kitchen ‘pod window’, which floods the room with natural light and creates an uplifting connection with the garden.

French doors open directly outside, making this a particularly enjoyable space for entertaining, relaxed family meals or simply spending time together.

The current owners describe it as the part of the house they have loved most, particularly in summer when the doors can be opened and the light and warmth fill the room.

The kitchen has been thoughtfully finished with Quartz worktops, integrated appliances, under-cabinet lighting and sectioned dimmable lighting, while the separate utility room keeps the practical elements of family life neatly away from the main living space, there is also access to the side of the house onto the driveway from the utility.

A generous living room sits to the front of the house, with a feature bay window bringing plenty of natural light and creating a comfortable second space for relaxing.

Alongside this is a separate study/playroom, a particularly useful addition that gives the house flexibility for working from home, children's play or a quieter space away from the main living areas.

The owners were particularly drawn to the fact that the house offered four bedrooms without compromising on their size, while still providing this additional reception space.

In the hallway there is a large head height cupboard space under the stairs and further handy pull out storage.

Upstairs are four well-proportioned bedrooms, with no compromise in size and a particularly generous main bedroom with integrated fitted wardrobes and its own en-suite.

The remaining bedrooms offer plenty of flexibility for children, guests or home working, with the third bedroom also offering scope to make clever use of the existing over-stairs storage area.

The family bathrooms also has the benefit of a separate shower and bath.

Outside, the rear garden has been re-landscaped by the current owners and enjoys a desirable west-facing aspect, with sunshine reaching the house from around midday and continuing well into the evening.

It provides a lovely extension of the open-plan living space and a great setting for summer entertaining.

The driveway provides parking for three cars, with a further vehicle accommodated in the garage, which also benefits from lighting, power and additional boarded storage which has previously been used as a gym.

An EV charging point has also been installed on the driveway. And then there is Gilmorton...

Gilmorton is a lovely South Leicestershire village with the rare combination of a peaceful rural setting and a genuinely useful range of amenities.

Much of everyday life can be enjoyed without getting in the car, with a village shop and post office, Mortons Bistro, The Crown Inn and The Grey Goose all within the village.

The current owners particularly value having the village shop just a few minutes' walk away for everyday essentials, coffee and homemade baking.

Mortons is an established village bistro serving breakfast, lunch, drinks and cakes, while The Grey Goose offers a more refined dining experience in the heart of the village.

The Crown Inn has also recently undergone a full refurbishment, adding another relaxed option for food and drinks locally.

For families, Gilmorton Church of England Primary School is within the village, with the property stated by the vendor to be within its catchment.

Despite this peaceful setting, the location is remarkably well connected.

Lutterworth is only a short drive away for a wider range of shops and everyday amenities, while Rugby, Market Harborough and the M1 are all within easy reach.

The village's position close to the wider road network makes it particularly attractive to commuters, while Rugby station provides direct rail connections towards London.

It is this balance that makes Gilmorton so appealing: a proper village where you can walk for coffee, dinner or a drink, surrounded by countryside, while still being within easy reach of larger towns and major transport links.
