St Lawrence Bay, CM0 7PB

A sensational waterfront residence with huge potential for expansion (stp) and spectacular views over the river Blackwater What We Say at The Zoe Napier Group It is incredibly rare that an opportunity such as this presents itself, with this deceptively spacious residence that benefits from enormous potential for expansion and with some thought and imagination, could quite conceivably be moulded into a spectacular coastal home (stp).

We found ourselves having to be dragged away from admiring the undulating views over the river Blackwater that will quite literally take your breath away!

What the Owner Says The property belonged to my late in laws who resided here for many years and they revelled in the fabulous lifestyle on offer, combining their passion for sailing with relaxing in the sunroom with a book and a glass of wine, or watching the world go by.

As much as I would love to live here myself, I live abroad and my life is there, so I have reluctantly decided to allow another family to enjoy this beautiful home and for ease for the incoming buyers, will offer it for sale chain free.

History & Background This splendid residence is believed to have originally been constructed in the 1950’s and offers impressive, versatile accommodation that could be utilised in a number of different ways, with the ground floor boasting front and rear sun rooms, spacious kitchen/ dining room, utility room, sitting & dining rooms, the principal bedroom and bathroom, whilst the first floor enjoys three double bedrooms that are ably serviced by the family bathroom.

The grounds are an absolute delight, extending to 0.3 acres (stls), with a single garage to the front complemented by a driveway offering off street parking for two vehicles, whilst the rear is predominately laid to lawn and benefits from spectacular views !

Setting & Location The property is tucked away on Seaview Parade within St.

Lawrence, a picturesque coastal village, nestled within the stunning countryside on the Dengie peninsular, offering a tranquil and idyllic setting for residents.

The village is known for its natural beauty, with lush greenery, and breath-taking landscapes surrounding the area.

You'll find yourself immersed in the peacefulness of the countryside, with plenty of opportunities for outdoor activities and exploration.

The village enjoys a local convenience store, two public houses and a restaurant/takeaway.

More comprehensive shopping and recreational facilities are available in the nearby towns of Maldon, South Woodham Ferrers and Burnham-on-Crouch.

Rail services can be found along the Southminster branch line with direct services into London Liverpool Street (at peak times).

The A130 is a short drive away giving easy access to the A13, A127, A12 and M25.

Ground Floor Accommodation As you approach the property you breeze into a glazed sunroom that provides an excellent space to start the day with your morning coffee and adjoins a spacious bathroom that incorporates a five-piece suite.

The kitchen/ breakfast room is a spacious room with an array of units that seamlessly flow into the useful utility room and adjoining dining room, whilst the sitting room is situated centrally in the inner sanctum of the property, an impressive, bright and airy, dual aspect room that offers access to the adjacent principal bedroom, a versatile double room with a range of fitted wardrobe cupboards, that could alternatively be utilised as a play room or office.

The piece de resistance of the ground floor accommodation is undoubtedly the rear sunroom, a magnificent, elongated room that stretches the width of the property and boasts sensational views over the river Blackwater…..you could quite happily sit there all day.

First Floor Accommodation On the first floor, in the rear elevation of the property is the principal bedroom, a generous double room with walk in wardrobe that could potentially be converted into an en suite facility (if required) and enjoys a window that perfectly frames those delightful views over the river, just the perfect view to wake up to every morning!

The two remaining bedrooms are both double rooms and are serviced by the generous family bathroom.

Grounds The front of the property is approached by wrought iron gates that lead to a single garage with double doors and driveway that provides off street parking for two vehicles.

The secluded rear grounds are predominately laid to lawn, beautifully screened via mature hedging and trees.

We understand that there was previously a mooring in the rear garden that subsequently fell into disrepair and was removed, however rights remain for mooring if required.
