5 Laughton Lodge, Common Lane, Laughton, BN8 6BY

One of just 22 individually owned homes, the property enjoys a peaceful rural setting on the edge of the sought-after village of Laughton, while benefiting from an established community with extensive shared facilities and grounds.

Constructed with attractive timber-clad elevations and exposed timber framing, the house combines contemporary design with warmth and character.

At its heart is an impressive open-plan kitchen and dining room extending to over 26ft, creating an ideal space for both everyday living and entertaining.

The kitchen is fitted with a comprehensive range of modern cabinetry, integrated appliances and a central island with breakfast bar, while French doors open directly onto the gardens, seamlessly connecting the interior with the outside space.

The generously proportioned sitting room is equally impressive, with ground floor to gable end height windows, French doors to the garden and a Scandinavian-style wood-burning stove.

A vaulted timber ceiling and galleried first-floor landing above enhance the wonderful sense of light and space throughout.

The versatile accommodation includes a ground-floor double bedroom with an en suite shower room, offering an ideal guest suite, principal bedroom option or additional reception room if required.

On the first floor are three further double bedrooms, including one with a dressing area and built-in wardrobes, together with the family bathroom.

The spacious galleried landing provides an attractive additional seating or study area, flooded with natural light from the impressive full-height glazing.

The property is held on a 9,999-year lease, granted in 1999, providing long-term security comparable to freehold ownership.

Designed with sustainability in mind, Laughton Lodge benefits from a partially off-grid infrastructure.

Water is supplied via a private borehole, heating is provided by a community woodchip-fuelled district heating system, and an 85kW community-owned solar array generates a significant proportion of the site's electricity requirements, often meeting demand during the summer months.

The current owners advise that these measures typically reduce household energy costs by approximately 40–50%.

Outside The property occupies a peaceful position along a private lane and benefits from off-road parking immediately adjacent to the property, with additional parking available for residents and visitors within the communal car park.

The gardens have been thoughtfully designed to provide a variety of attractive outdoor spaces.

South-facing terraces and raised planting beds to the front enjoy excellent sunshine, while to the rear, paved terraces and timber decking create ideal areas for relaxing and entertaining.

A freestanding roll-top outdoor bath adds a distinctive touch, perfectly positioned to enjoy the surrounding tranquillity.

Beyond, areas of lawn and meadow are interspersed with established shrubs and mature trees, with woodland forming a picturesque backdrop and creating an exceptional sense of privacy and seclusion.

Residents of Laughton Lodge collectively own and manage approximately 23 acres of grounds together with an extensive range of shared amenities.

These include more than 11,000 sq ft of communal buildings providing offices, co-working space, artists' studios, guest accommodation and meeting rooms.

The wider grounds also feature stables, chickens, individual and communal allotments, polytunnels and children's play areas, fostering a thriving rural environment and a unique sense of community.
