Lanner - Between Truro, Falmouth and Redruth, TR16 5TZ

An exciting individual detached three bedroom house of exceptional design and specification with outstanding views and accommodation over three floors.

Three en-suite bedrooms, sheltered garden, garage and many great features including basement cinema room, Sonos sound system and underfloor heating throughout.

Why You'll Like It - Designed and built to the owners' specification, this three bedroom detached house has many surprises in store.

The property is an attractive modern house with plenty of block paved driveway parking to the front.

The attention to detail and the overall specification are really quite extraordinary and the resulting property is fun, practical to live in and benefits from outstanding views of the surrounding countryside.

Calling the property a three bedroom house does not do it justice! There is an unexpected basement floor which significantly adds to the square footage and provides room for the home cinema!

Stepping inside the property at ground floor level there is an attractive coloured glazed door.

The first impression is of space, there's a wide entrance hallway with Travertine tiled flooring (which extends throughout the floor into the bedrooms and bathrooms) and you immediately notice the beautiful oak architraves, skirtings and stairway with glass balustrade.

The property is reverse level to maximise the views and when you head upstairs you can see why!

The first floor is largely open plan with a kitchen / living / dining room which has engineered oak flooring extending throughout.

The property has under floor heating throughout and there is a clever built-in vacuum cleaner system with ports to attach the vacuum hose and an inlet to sweep kitchen crumbs into (the central vacuum cleaner is located in the basement plant room).

The living space has rural views on three sides including views of Carnmarth, Carn Brea Hill and distant sea views.

There is a sun room to the rear of the property which has a commanding view of the garden and the landscape beyond.

There is also a balcony with glass balustrade which is accessed via bi-folding doors. A Sonos sound system is fitted and there are speakers mounted in the ceiling.

The kitchen is beautifully equipped with quality appliances; there is a multi function single oven, two microwave combination ovens, steam oven, induction hob, gas wok burner, chimney extractor and integrated dishwasher.

The work surfaces and splashbacks are Corian, made to measure and seamless with built in undermounted sink which has a waste disposal unit fitted.

There is a cloakroom / WC on this floor and all of the toilets flush with water from the rainwater harvesting system. Back down on the ground floor there are three en-suite bedrooms.

Bedroom one is a large suite with garden room area, walk-in wardrobe, and wet room with contemporary white suite and gorgeous high pressure shower with rain head and body jets fitted.

Bedroom two has an en-suite bathroom (where the bath has been cleverly set down for easy access and bedroom three has built-in bunk beds and another shower room / WC.

The integral garage can be accessed from indoors and has an electric roller shutter door.

There is also a side access external door and then the stairway down to the basement where there is a large utility room with space for washing appliances, from the utility there is another cloakroom / WC and there are two large walk-in store rooms.

Arguably one of the most unusual and exciting features has to be the cinema room which is equipped with Denon DVD equipment, a projector and screen and a 7.1 surround sound system.

Finally in the basement there is a plant room with easy access to the underfloor heating and hot water storage equipment and the 1200 litre rainwater harvesting tank.

The central vacuum cleaner system is located here and the owner also has a hobby brewery for homebrew here!

Outside, the rear garden has been landscaped with a sheltered and sunny patio and pretty planting and there is a substantial shed built against the property which will remain.

There is exterior power and water including access to the rainwater system for watering the garden.

The property has superfast broadband and Cat 5 digital cabling making it ideal for working from home and there is a heat recovery system fitted.
