We've tightened what earns a Pursue. A home now needs a published valuation, a strategy that still makes money after real running costs and lender stress tests, and no listing problems that would stop a mortgage. You'll see fewer Pursues, and each one has been checked harder.

About
The property Town Cottage is a charming, 18th Century detached Grade II Listed cottage, which needs renovation and restoration, but will make for a delightful home, subject to investment.
The house, which has been unoccupied for several years, was re-thatched in the early 2020s and has a functional layout with three first floor bedrooms and a first-floor bathroom.
On the ground floor there is a lobby, a kitchen/dining room and a separate sitting room, all orientated around a central chimney stack which has fireplaces in both the principal ground floor rooms.
Subject to appropriate planning permission and Listed Building Consent, we believe the cottage would benefit from a ground floor rear extension, replacing existing shed/garage structures with linked accommodation.
The grounds measure around a fifth of an acre and a defined by established hedges or walls on all sides. They include a parking area for several vehicles and a greenhouse.
Location Town Cottage is located on the Causeway in the village of Hitcham in south Suffolk, around seven miles from both the towns of Hadleigh and Stowmarket, and around 15 miles from the County Town of Ipswich.
The village has a small Post Office/Store, a village hall and two churches.
