Rochelle Close, SW11 2RU

This excellent, modern three-bedroom house is positioned on a quiet cul-de-sac tucked behind the popular St John’s Hill.

Arranged over three floors and measuring approximately 960 sq ft, the light-filled property benefits from excellent proportions throughout and a good-sized garden.

To the back of the ground floor is a bright bedroom with a glazed door which opens out to the patio garden, also accessed from the hallway.

This is remarkably private and ideal for al fresco eating and entertaining in the warmer months. A storage cupboard completes the accommodation on this level, and stairs lead up to the first floor.

The spacious reception room is to the front and benefits from a large picture window which floods the room with light.

A double doorway to the side leads through to the well-appointed kitchen breakfast room with herringbone wood flooring.

The kitchen has a good range of Shaker-style wall and base units, integrated appliances and wooden worksurfaces and overlooks the garden. There is plenty of space for a dining table.

Two double bedrooms of almost equal size and a study are arranged on the second floor along with a family bathroom with shower over bath and a separate wc.

Both bedrooms benefit from built-in wardrobes. Additional excellent storage can be found in a large storeroom to the front of the property.

This fantastic house is just off St John’s Hill and close to Clapham Junction Overground, which provides excellent transport links into central London.

An abundance of independent bars, restaurants and coffee shops are all within easy reach, as is Northcote Road and the wide-open spaces of Wandsworth Common.

There are a number of popular state and independent schools nearby, subject to catchment and places each year.
