49, Pochard Way, South Cerney, GL7 5FG

Saxon Meadows is a development by Wain Homes tucked away in the village of South Cerney in the heart of the Cotswold Waterpark.

The current owners love the property and have put a lot of time and effort into making this modern build house a home with plenty of finishing touches and some excellent modifications throughout.

To the front are iron railings enclosing shrubs and paving to the front door with a driveway to the side providing parking for two cars in tandem, EV charging point as well as access to the single garage (partially converted internally) and side gate to the garden.

As you step through front door, you are welcomed to a spacious entrance hall where you will find a downstairs WC and stairs to the first floor.

On your left is the bright living room with a full height bay window accentuating the space.

A recent improvement has been opening up and adding glazed doors from here through to the kitchen/dining room to create a superbly bright entertaining space.

Stretching the back of the house is the kitchen dining room with the dining area on your left and the kitchen to the right.

The current owners had the specification of the kitchen upgraded with a fitted dishwasher, fridge/freezer, washing machine, dual electric oven and induction hob.

There is plenty of storage and light Silestone worktops adorning the Shaker style units. There is a window and French doors leading to the rear garden.

Heading upstairs to the first floor landing you will find four bedrooms and two bathrooms.

The master bedroom suite looks out to the front and has fitted wardrobes and a, recently extended, ensuite shower room with a window to the side.

Bedroom two has space for a kingsize bed and has a lovely view across the rear garden and the school playing fields beyond.

Bedroom three is at the front of the house and bedroom four looks out to the back. The family bathroom off the landing has a bath with shower, WC, basin, heated towel rail and a window.

Outside, the rear garden has undergone a complete and extensive landscaping project to transform the previously soulless new build garden to a tranquil and low maintenance haven.

It is a supremely private space with a beautiful array of raised beds, terrace areas and a greenhouse. There is a timber frame summer house with power supply ideal for use as a hobby space or studio.

A side door leads to the garage which has been partially converted with the rear portion providing the perfect home office and the front retained as storage space.

Just a few moments stroll from your front door you will find paths leading through fields to the lakes, perfect for four legged friends to stretch the legs.

There is also a walkway into the centre of the village.

South Cerney has a host of fantastic local amenities including three pubs, two coffee shops, an Indian restaurant, a fish & chip shop, a chemist, a doctor's surgery, a village hall, two churches, Anne Edwards primary school, pre-school playgroup, a One Stop and a Co-Op.

That's in addition to being in the heart of the Cotswold Lakes with countless lakes for all varieties of water sports with water skiing and waterside dining at the Lakeside Brasserie.

Just at the top of the road is a great playground for children and access to some fantastic walks around the village and surrounding areas.

Commuting connections to London are a breeze with direct trains to Paddington from Kemble (78 mins) 4 miles away or Swindon (58 mins) 12.5 miles away.
