Tenders to be received by 12 noon on Friday 30th October 2026 - documentation available upon request*** Development opportunity Pear Tree Farm represents a rare opportunity to acquire a residential development site in one of Cheshire's most sought-after locations.

Occupying an accessible yet semi-rural position on Knutsford Road, Chorley, between Alderley Edge and Knutsford, the property comprises two adjoining sites benefiting from Permission in Principle following successful planning appeals.

The sites are available either as a whole or in two separate lots.

The first parcel comprises the existing farmstead, including a detached dwelling, agricultural buildings, hardstanding and associated land extending to 0.47 acres.

Permission in Principle has been granted for between one and five dwellings.

The second parcel comprises adjoining land with Permission in Principle for between one and three dwellings extending to 0.34 acres.

Together, the appeal decisions establish the principle for residential development of up to eight dwellings across the combined holding.

The site is characterised by mature landscaping, established boundaries and an attractive semi-rural setting, whilst benefiting from excellent accessibility to Alderley Edge, Wilmslow, Knutsford and the wider Greater Manchester conurbation.

The opportunity is expected to appeal to regional housebuilders, bespoke developers and private individuals seeking to deliver high-quality residential development within a proven and highly desirable market.

Planning The property benefits from two successful planning appeals granting Permission in Principle for residential development (Appeal Ref: 6007327 & 6007328, Planning Ref: 25/3588/pip).

The Planning Inspector concluded that both sites constitute Grey Belt land and are suitable locations for residential development, establishing a clear planning position for future delivery.

Copies of the appeal decisions and supporting documentation are available from the selling agents.

Permission in Principle has been granted for a minimum of one and maximum of eight dwellings across the two sites, comprising up to five dwellings within the existing farmstead parcel and up to three dwellings on the adjoining parcel.

Detailed design, layout and associated technical matters will be addressed through a subsequent Technical Details Consent application by the purchaser.

Further land In addition to the development opportunity, approximately 9.47 acres of adjoining pastureland may be available by separate negotiation.

The land will be sold subject to a 25-year overage provision, whereby the seller shall receive 50% of any increase in value attributable to the grant of planning permission or other planning consent during that period.

The overage shall be triggered by the grant of the consent itself, irrespective of whether the permission is implemented or any development is subsequently undertaken.

Method of sale The property is offered for sale by Informal Tender, either as a whole or in two separate lots.

A comprehensive tender pack, including planning decisions and supporting information, is available upon request from the selling agents.
