Little Plat, German Street, East Sussex, TN36 4EN

Open house event: Appointment only Saturday 11th April - 10.30AM - noon Sunday 12th April - 10.30AM - noon Little Plat sits easily within the ordered calm of Winchelsea, where wide streets, historic buildings, and a close-knit community shape the rhythm of daily life.

Here, everything feels within walking distance - the High Street café, the community shop, and the quiet presence of St Thomas’ Church - creating a pace that is both sociable and unhurried.

The house itself carries its Arts and Crafts heritage with a light touch.

The main reception room anchors the day, with a deep bay window drawing in views of the garden and a woodburning stove bringing warmth through the colder months.

It’s a room that adapts naturally - open and connected in summer when doors lead out to the garden, more enclosed and restful in winter evenings.

Alongside, the dining room supports slower meals and longer conversations. The kitchen is practical and well considered, with hand-built cabinetry, granite worktops, and a proper walk-in pantry.

It connects directly to the integral garage and out to the garden, making everyday use straightforward, whether cooking, hosting, or moving between spaces.

Upstairs, the quality of light shifts throughout the day. A sky lit landing opens to bedrooms that each hold their own outlook - across the garden or toward the church.

The main bedroom sits slightly apart, with a dressing room and en suite, offering a quieter retreat.

Other rooms flex easily for guests or working from home, particularly the front-facing bedrooms which benefit from the best morning light.

Broadband is provided via Sky, offering reliable connectivity suitable for remote work and creative use. The house has been lived in as a place of making as well as living.

One studio space supports ongoing art commissions, while a separate study provides a quieter setting for writing.

The substantial workshop and garage add further flexibility, whether for creative work, storage, or practical use.

Original details remain throughout - plate shelves, exposed floorboards, and hand-painted murals - adding a sense of continuity without overwhelming the space.

These are details that reveal themselves gradually. Outside, the garden unfolds in a series of distinct areas.

A paved courtyard sits closest to the house, edged with lavender and suited to evening drinks. Beyond, the main walled garden is structured yet relaxed, with lawns, borders, and a central path.

At the far end, a separate white garden offers a more contained, reflective space. A greenhouse and workshop make the garden as useful as it is enjoyable. Seasonally, the house responds well.

Morning light reaches the front rooms, while the rear garden gathers the evening sun.

Summers feel airy and open; in winter, the house settles into a more grounded warmth, Heating is via a gas boiler with thermostat control, and the house cools naturally at night, maintaining a comfortable balance throughout the seasons.

Life here extends beyond the house itself.

Winchelsea offers a deeply engaged community, where days can easily fill with involvement - from the museum, cellar tours, and conservation groups to literary gatherings, music, and local societies.

For those inclined, it can become a full and active way of life. Rye is a short drive or cycle away, providing wider amenities and rail links for those balancing village life with travel or work.

What has been most valued here is the balance - between creativity and calm, between community and privacy, between house and garden.

The changing light, the shifting seasons, and the steady presence of the town just beyond the door are things the owners will find hard to leave
