Why You'll Like It - This two bedroom terraced house is presented in excellent decorative order and has the advantage of beautifully landscaped relatively low maintenance front and rear gardens along with garage parking to the rear.

The property is ideally located within Walking distance of the city centre and the Royal Cornwall Hospital.

Also nearby there is a choice of major supermarkets, a convenience shop, bus service, welcoming pub and the mainline railway station connecting with London (and also having a branch line service to Penryn and Falmouth).

At the front of the property there is on street parking and the front garden is enclosed and gated and landscaped for ease of maintenance.

The property has UPVC double glazed windows and a composite front door.

Once inside you immediately notice the high standard of interior presentation; the living room is a light and spacious dual aspect room with a recently installed wood burning stove as the focal point and French doors opening to the patio in the rear garden.

Moving through the ground floor there's a spacious kitchen / dining room with built in storage cupboards utilising the space underneath the stairs, and the kitchen itself has a range of oak style base and wall units with stainless steel bar handles and laminated worksurfaces.

There's plenty of space for a slot in cooker and space for fridge / freezer, and the stainless steel chimney style extractor is built in.

At the rear of the property there is a handy rear porch which has space and plumbing for laundry appliances and a back door leading to the rear garden.

Heading upstairs, a landing connects two generous double bedrooms with built in storage cupboards and the recently refitted shower room which has been beautifully equipped with a large corner shower enclosure with rain style shower.

Outside at the rear of the property the garden has been terraced into manageable levels with a patio, some attractive low maintenance planting and a good area of lawn.

Towards the top of the garden there is a nicely screened BBQ area, and access door to the garage which does have two windows and would lend itself to conversion for working from home subject to any necessary consent of course.

The garage does provide off street private parking and there's also a rear access gate to the garden.
