Better than new! Located in the ever-popular Arborfield Green area is this truly one of a kind home which is presented in impeccable decorative order throughout.

The current owners have completely re-imagined this home and transformed it into a show home worth shouting about with numerous upgrades that will leave you the envy of the neighbourhood.

The layout of this home completely lends itself to entertaining with large open spaces that are perfect for day to day living as well as when you have family and friends round.

The open plan kitchen/dining room is the hub of the household and has been upgraded to a high standard, with a designated dining area at one end of the room and an added peninsula giving you extra storage and an all-important wine fridge, which is essential in our humble opinion.

The living room flows front to back on the other side of the house with a sleek feature fireplace and TV unit, with stunning panelling to compliment this perfectly.

The attention to detail by the current owners is incredible, with everything having been considered and thought of before implementation, and then individually built to a very high standard.

From floor to ceiling there have been numerous improvements, right down to new radiators installed throughout to completely transform the style and feel of the house.

Rounding off the downstairs accommodation is a downstairs WC and separate utility room, as well as a spacious & natural light filled entrance hallway, which isn't something you see on many new builds these days.

Originally a four-bedroom home, the owners have reclaimed one of the bedrooms to make a stunning walk in wardrobe off the main bedroom, which shows a great imagination and flair for design which is in keeping with the home and something we know everyone will appreciate when viewing.

Should this need to be reclaimed as a fourth bedroom this is easily done, but don't give up that walk-in wardrobe without a fight first please!

There is also a stunning en suite to this suite with a large shower.

The remaining bedrooms are one double and 1 large single bedroom, and they are supported perfectly by a fully tiled family bathroom with bath/shower that is in excellent condition.

Externally, yep you've guessed it, there's more!

The owners have professionally landscaped the rear garden creating a peaceful, low maintenance space that will essentially take care of itself, which is definitely an enticing proposition.

Sitting on a corner plot you have one of the larger front & back gardens within the area, which has allowed the owners to create something special here.

With a stunning grey porcelain patio, planted borders and a professionally installed, app-controlled irrigation system you can enjoy this space all year round.

There is a large, insulated cabin/pod with power, lighting, and internet all supplied directly to it.

This space is perfect for a home gym or a really nice home office and there is even a designated space for a hot tub right next to it too.

With external lighting front and back everything is catered for, and the irrigation system services the front garden too, which is also of a generous size for a new build home and gives a great first impression as you walk up to the house.

This is genuinely the most move in ready home we have ever seen.

Sitting firmly within the desirable Bohunt School catchments and providing easy access to both Wokingham and Reading, this area is always very popular for a variety of reasons.

The quiet cul de sac location is a perfect place to live and the surrounding, retained greenery gives this a feeling of still being semi-rural, providing plenty of open space to enjoy right on your doorstep.

There is also an excellent coffee shop extremely close by, with a Sainsburys supermarket already built and a district centre currently under construction too.

With a detached garage directly behind the garden and driveway parking for two cars & EV charger this home really does have everything you need.
