Pottergate Cottage, Helmsley, York, North Yorkshire, YO62 5BX

A recently refurbished period five bedroom house with guest annexe, delightful garden and gated off street parking.

Description 9 Pottergate is the amalgamation of 2 stone built cottages dating from the mid 19th century, providing deceptively spacious and beautifully appointed accommodation, incorporating a self contained annexed studio to the rear, across the charming landscaped rear garden.

Having been the subject of a significant programme of renovation and refurbishment, the property is presented in excellent condition and to a very high standard.

Care has been taken to preserve all of the period features worth saving, some having been uncovered as part of the process, others enhanced, the result being a property that showcases its history, but provides a practical layout suited to modern lifestyles.

The entire ground floor benefits from under floor heating and the house has been re-insulated, re-wired and has a new central heating system.

The standard of finish throughout the property is particularly high but one of the highlights is the kitchen/living area, showcasing a bespoke handmade kitchen, finished with a gas fired Aga and quality appliances, striking exposed stone feature walls and quality limestone tiled floors.

The space is bathed in natural light and opens onto the rear terrace via bi-folding timber double glazed doors.

In addition there is a nicely proportioned dining room featuring rustic oak flooring, beamed ceiling and feature fireplace with cast iron stove, leading onto an inviting snug.

Completing the ground floor is a study or fifth bedroom with striking ensuite shower room - perfect for elderly guests who prefer not to use the stairs.

On the first floor are four bedrooms, the principal bedroom wing incorporating a dressing area and luxurious bathroom.

The second bedroom has an en suite shower room and substancial range of built in wardrobes, the generous double bedrooms three and four share a family bathroom, all finished to an equally high standard.

Completing the accommodation is a separate self contained single storey stone barn/annexe at the end of the rear garden.

This has been finished and dressed to the same standard as the main house, fitted with quality fixtures and fittings, which include a kitchenette, shower room and mezzanine bedroom area - perfect for teenage children, house sitters or guests.

The garden has been thoughtfully landscaped to provide numerous points of interest and sitting out spaces, the overall area being larger than most in the area and also incorporating a useful stone outbuilding, pretty green house, bike shed and an off street parking area, enclosed by timber gates.
