Trelyn West Pentire Road, Newquay, TR8 5RZ

Situated in the sought-after West Pentire area of the picturesque coastal village of Crantock, Trelyn is a beautifully presented four-bedroom family home occupying a generous and private plot.

Extended, loft converted and sympathetically refurbished by the current owners in around 2021, the property perfectly combines period character and charm with the comfort and style of modern living.

And what a location. From here, the spectacular North Cornwall coastline is quite literally on your doorstep, with Crantock Beach, the dunes and the River Gannel all close by.

Whether it’s a morning walk along the beach, a paddle in the Gannel, or simply enjoying a glass of something cold on the terrace after a day by the sea, this is a home that lends itself perfectly to the Cornish lifestyle.

Crantock itself is one of Cornwall’s most cherished coastal villages, tucked into a sheltered position beside the Atlantic.

It has a wonderful community feel, with independent shops and cafés, traditional pubs and a village hall, while the famous Crantock Beach provides miles of golden sand, dunes and rock pools.

The River Gannel is a favourite with paddleboarders, swimmers and nature lovers, with a footbridge and seasonal ferry providing access across to Newquay.

Step inside Trelyn and the quality and attention to detail are immediately apparent. The welcoming entrance hall retains its original tiling with stairs rising to the first floor.

To the left, the charming lounge enjoys a lovely bay window overlooking the front of the property and provides a comfortable family space.

The room flows naturally through to the impressive kitchen/diner at the rear, which has been beautifully designed with a gorgeous range of fitted units, integrated appliances and a central island which subtly divides the kitchen from the dining area.

There is ample room for a large family dining table, making this a wonderful space for everyday living, socialising and entertaining.

Off the kitchen is a useful utility room with integrated washer/dryer, along with a downstairs cloakroom and access directly into the garden. The oil-fired boiler is also located within this area.

On the first floor are three beautifully presented bedrooms, comprising two generous doubles and a single bedroom.

The principal bedroom on this floor benefits from a stylish en suite shower room and the other double features an attractive bay window overlooking the front.

A beautifully appointed family bathroom serves the remaining bedrooms and features a p-shaped bath with an electric shower over.

The second floor is dedicated entirely to the main bedroom, creating a wonderful grown-up retreat away from the rest of the accommodation.

This impressive dual-aspect room is filled with natural light and enjoys its own gorgeous en suite shower room.

But the real showstopper has to be the incredible south-facing sun terrace, providing the perfect private spot to sit, relax and enjoy the sunshine.

It is a space you could easily imagine spending hours in. Outside, the property continues to impress.

Gated private parking provides space for three to four cars, a particularly valuable feature in such a sought-after coastal village.

The neat, low-maintenance south-facing garden is both private and peaceful, with plenty of space for outdoor dining, entertaining and simply enjoying the sunshine.

A substantial outdoor store with power provides excellent additional storage, while the garden itself feels like a real sanctuary - somewhere to unwind after a long day exploring the beach and coastline.

The property benefits from oil-fired central heating and UPVC double glazing throughout. Trelyn is a home that genuinely makes you smile.

Full of character, charm and thoughtful touches, it has been lovingly transformed by the current owners while retaining the qualities that make a character property so appealing.

Having been successfully used as a holiday let in recent years, it also offers obvious flexibility for those seeking a coastal retreat or investment.

However, we think its greatest potential lies as a permanent family home.

With its generous accommodation, private parking, south-facing garden and spectacular coastal location, Trelyn offers the opportunity to enjoy everything that makes Crantock so special - with the beach, village and beautiful North Cornwall coastline all close at hand.
