North Road, Ringmer, BN8 5JS

Charles Wycherley Independent Estate Agents are delighted to offer this superb Grade II Listed, double-fronted property that occupies a magnificent position overlooking Ringmer village green.

Originally the last of a terrace of medieval cottages, The Small House was substantially extended in the late Georgian period, resulting in the generous proportions and classic Georgian facade it now enjoys.

Whilst nominally attached`, the house looks and feels like a spacious, detached property and belies its charmingly misleading name offering spacious and versatile accommodation arranged over two floors, together with a cellar.

The property also enjoys fine views, a large garden and detached coach house.

The accommodation to the first floor includes three generous double bedrooms, with the principal bedroom situated to the rear and enjoying far-reaching views towards Ringmer village centre.

This room also benefits from a comprehensive range of fitted wardrobes, and the large family bathroom and separate wc adjoins it.

The other two bedrooms could potentially be divided to create additional facilities, if required.

On the ground floor, a central hallway features a Georgian staircase, leading to a spacious sitting room with an adjoining conservatory addition to the east.

There is also a dining room, which could potentially provide a fourth bedroom if required, together with a bathroom within the more modern extension.

Further accommodation includes a living room, cellar and a good-sized kitchen adjoining a large utility room.

Subject to the necessary planning consents, there may be scope to open up the kitchen and utility room to create a larger living space.

The superbly presented, large walled garden is approached via an automatic entrance gate, with a long driveway leading to the attractive detached coach house.

Currently used as a workshop and storage area, the coach house offers considerable potential for conversion to separate living accommodation or, subject to the necessary consents, incorporation into the main house.

The Small House occupies a delightful position overlooking Ringmer village green, with the South Downs providing an impressive backdrop.

The excellent village amenities are just a couple of minutes` walk away and include a Morrisons Daily with Post Office counter, butcher/greengrocer, bakery, wine and food store, café, hairdressers and beauty salon, two takeaway establishments and a veterinary surgery.

A doctors` surgery and pharmacy are also conveniently situated just across the road.

Ringmer offers a comprehensive range of further facilities, including well-regarded primary, secondary and nursery schools, a village hall, parish church and three public houses.

Regular bus services provide access to the historic county town of Lewes, approximately 3 miles away, which offers a wider range of shopping and leisure facilities, including three superstores, the popular Depot Cinema and a mainline railway station with services to London Victoria and London Bridge in approximately 70 minutes, and Brighton in around 15 minutes.

The renowned Glyndebourne Opera House is also situated just over the South Downs, less than 2 miles away.
