Lewes Road, Ringmer, BN8 5QF

Charles Wycherley Independent Estate Agents are delighted to present this most surprising period property in the centre of Ringmer, offered with vacant possession and in need of re-modelling and modernisation.

The house is over 40` in depth, not being obvious from the road, and was originally 3-4 terraced cottages.

The property currently has 3-4 bedrooms (including the open study), shower room and a spacious bathroom.

The ground floor has an entrance hall with a good size two area sitting room to the right side with double chimney breast and staircase with downstairs cloakroom to the hall.

The dining room is a good size and this connects to the kitchen and then a large workshop. Potentially, this could all be completely opened up to become a very large open-plan kitchen/living area.

Outside, the property has a long drive with front garden and long east garden with seating area to south and west, shrub and vegetable beds and being an overall depth of approximately 125` x 56` width.

The property benefits from double glazing and gas central heating. Pump Cottage is in a pretty and highly convenient location.

The property overlooks Ringmer village green, as well as the Bowls Club with Cheyney Field beyond.

The village`s shopping parade is just a couple of minutes walk, with a Morrisons supermarket (including a Post Office counter), butchers/greengrocer, bakery, convenience store, café, takeaway establishments, hairdressers/barbers and veterinary surgery.

Just across the road from the shops is a doctors surgery and pharmacy. The village also has excellent secondary, primary and nursery schools, all easily walkable from the property.

Lewes` historic town centre is approximately 3 miles and offers many attractions and a further extensive range of shopping facilities, along with the popular Depot cinema and mainline railway station with services to London Victoria and London Bridge (70 mins) and Brighton (20 mins).

Ringmer village is surrounded by countryside and downland with the famous Glyndebourne Opera House placed just a couple of miles away over the downs.
