169 Victoria Road, Port Talbot, SA12 6QJ

There’s something special about a home that’s been truly lived in and loved, and that’s exactly what you feel the moment you arrive at 169 Victoria Road Set behind its striking double fronted façade, with symmetrical bay windows framing either side, this is a home that has quietly watched the years go by, filled with family life, laughter and memories.

Now, for the first time in years, it’s ready to welcome someone new to write the next chapter.

Step through the front door and you’re greeted by a wide, welcoming hallway , the kind of space that instantly tells you this is a home built for more than just living, it’s built for gathering.

To the left, the first reception room sits proudly with its bay window drawing in the natural light, reflecting off the beautiful parquet flooring underfoot.

It’s easy to imagine evenings spent here, doors closed, the world outside paused. But open the double doors and the home begins to unfold.

The next room has been the heart of many good times, currently home to a full size snooker table , which will remain for the next owners to enjoy.

Whether it stays as a games room or transforms into a second lounge or entertaining space, it’s a room that naturally brings people together.

From here, the house opens up into the kitchen, the true hub of the home.

Finished with granite worktops and a range cooker , it’s a space that has clearly seen everything from quick weekday meals to big family gatherings.

And just like any great home, it doesn’t stop there.

Leading off the kitchen, another reception room mirrors the character of the front with its own bay window and parquet flooring, a perfect spot for dining or simply unwinding.

There’s also a convenient downstairs W.C., thoughtfully tucked away.

But perhaps one of the most loved spaces is the sun room Bathed in natural light and opening out onto the garden through double doors, it’s easy to picture slow mornings with a coffee or long summer evenings as the doors are flung open and the inside blends seamlessly with the outside.

The home continues to surprise with a large additional reception area, previously used as a self contained annex with its own kitchen and private side access.

Over the years, this space has adapted as life has changed, offering independence when needed, yet still feeling part of the home.

Whether it’s multi generational living, guest space or simply somewhere to spread out, the flexibility here is a real asset. Upstairs, the sense of space carries on.

Four well sized bedrooms are arranged around a central landing, along with the family bathroom.

The master bedroom sits proudly at the front with its bay window and built in wardrobes, while the second bedroom offers something a little different, its own walk in wardrobe, en-suite and doors opening out onto a private rooftop balcony It’s a quiet, elevated spot to sit out, catch the sun and take a moment for yourself.

The third bedroom continues the home’s character with another bay window and fitted storage, while the fourth, currently used as a dressing room, is a generous single that could easily adapt as needs change.

Outside, the garden has been designed to be enjoyed rather than maintained.

A mix of patio and gravelled areas creates a private, low-maintenance space, perfect for everything from family barbecues to peaceful afternoons.

There’s also a useful storage shed to the side, while the front offers off road parking for two vehicles. And then there’s the lifestyle.

Just a short stroll from Aberavon Beach , this is a home where the sea becomes part of your everyday routine.

Morning walks along the promenade, fresh air at your doorstep, and the simple pleasure of being close to the coast.

At the same time, you’re perfectly placed for local amenities and have easy access to the M4, making commuting straightforward.
