Set back from a quiet country lane in Holmer – convenient for Hereford city and major travel links, yet feeling genuinely peaceful – the property sits just a short walk from The Secret Garden, a popular local pub, giving it the best of both worlds.

The house makes an immediate impression from the front, with its warm red brick elevations, slate roof, striking oak framed entrance canopy and generous tarmac driveway with detached double garage.

Inside, the house and garage extend to 2,739 sq. Ft across two capacious floors, with a layout carefully designed to balance spacious open plan family living with comfortable separation between rooms.

The ground floor is heated throughout by wet underfloor heating supplied by an air source heat pump, and the whole house benefits from grid-fed pv solar panels and a high energy performance rating – making it as practical to run as it is enjoyable to live in.

The Property Entrance Hall: A welcoming entrance space with large format stone tile flooring flowing through into the principal ground floor rooms.

The oak and glass staircase rises to the first floor, while doors lead off to the sitting room and open plan kitchen/dining/family room.

A cloakroom is neatly positioned off the hall, making the most of the understairs space.

Open Plan Kitchen/Dining/Family Room: The heart of the home and a truly outstanding space, extending to over 30 feet in length and finished throughout in large format stone tile flooring with an integrated ceiling sound system and ceiling fan above.

The kitchen is fitted with modern cabinets and Corin stone countertops, centred around a generous island with breakfast bar seating.

Appliances include a Neff induction hob with extractor over, double fan oven, integrated dishwasher, under-counter fridge, instant boiling water tap and bin drawer.

A wide run of glazed bi-folding doors open directly onto the terrace and garden, flooding the space with natural light and creating a seamless connection between the house and garden.

At the family end of the room, a multi-fuel stove sits beneath a solid oak beam in a recessed surround, providing a warm and characterful focal point that gives this otherwise contemporary space real homeliness.

Sitting Room: A generous and light filled second reception room, also finished in stone flooring and featuring its own brick fireplace with woodburning stove and oak beam over.

Large bi-folding doors open directly onto the patio and garden, making this an ideal space for relaxed everyday living with an easy connection to the outside.

Utility Room: A practically fitted room with base units, worktop, inset stainless-steel sink and space for laundry appliances, finished in the same stone flooring as the main living areas.

A sliding pocket door leads through to the shower room beyond, with a stable door at the other end leading outside.

Shower Room: Fitted with a corner shower enclosure, WC and pedestal basin, with tiled walls and flooring.

Conveniently positioned to serve the ground floor, particularly useful on return from the garden.

Walk-in Pantry & Boiler Room: Useful ancillary spaces providing excellent storage for the kitchen and housing the air source heat pump system.

Bedroom 1 with Walk-in Wardrobe, Ensuite & Balcony Terrace: A superb principal bedroom suite, generously proportioned with carpet, ceiling fan and bi-folding doors opening onto the glass balustrade balcony terrace.

The view from here is a real highlight – looking out over the garden and across open fields to the horizon, it is a wonderful outlook to wake up to.

A door leads into the fully fitted walk-in wardrobe, with a further pocket door through to the private ensuite, which is finished in floor to ceiling tiling and fitted with a walk-in rainhead shower and floating vanity unit with countertop basin.

Bedroom 2 with Ensuite: A well-proportioned double bedroom with a pleasant outlook, served by a private ensuite shower room finished in slate-effect tiling with a large walk-in shower, pedestal basin and WC.

Bedrooms 3 & 4: Two additional carpeted bedrooms, both spacious double with wide windows letting in ample natural light. The rear bedroom also enjoys a lovely green outlook across open fields.

Family Bathroom: A particularly impressive bathroom, finished in large format floor to ceiling stone-effect tiling throughout and fitted with a double-ended bath, separate rainhead shower enclosure, pedestal basin and WC.

Outside The outside space is a genuine highlight of the property and far exceeds what might be expected of a modern build.

To the rear, a large stone paved terrace runs the full width of the house, providing multiple seating and dining areas directly accessible from both reception rooms, with a built-in brick BBQ station to one side.

The terrace gives way to a broad expanse of well-kept lawn, bordered by raised sleeper beds with established planting, with pathways either side leading through to the rear section of the plot.

Along the left-hand side, a more private area has been arranged with a hot tub and a superb Finnish style octagonal BBQ cabin – a timber structure with its own flue and a wonderfully atmospheric entertaining space in any season.

A garden shed completes the practical provision. The garden backs onto fields, with the sense of space and privacy immediately apparent.

The plot extends to approximately 0.27 acres in total, and the whole space feels exceptionally generous for a modern property.

At the front, a large tarmac driveway provides ample parking for multiple vehicles, with the detached double garage – finished in matching brick – providing further secure storage and access.

A timber log store sits neatly to the side, well stocked for the two woodburning stoves within.
