SET WITHIN THE QUIET, SEMI RURAL SURROUNDINGS OF OLD RECTORY MEWS, A FULLY RESIDENTIAL PARK FOR THE OVER 50s. OFFERED WITH NO ONWARD CHAIN.

31 Old Rectory Mews is a particularly generous detached park home, pleasantly positioned within this established residential development and enjoying a good size plot with gardens wrapping around the property and attractive countryside views.

Since purchasing the home, the current owners have completely redecorated throughout and refurbished a number of areas, creating a much fresher and more stylish interior.

Particular attention has been given to the main bathroom, which has been transformed into a luxurious and contemporary space with a striking freestanding bath, modern vanity unit and WC, complemented by attractive patterned flooring and stylish finishes.

Old Rectory Mews offers a peaceful semi rural setting while remaining within convenient reach of Newquay and the surrounding villages.

The site is fully residential for the over 50s, making this an appealing option for those looking for a quieter pace of life without being too far removed from everyday amenities and the coast.

The accommodation is larger and more versatile than many park homes, with a welcoming entrance hall which is currently arranged as a snug and has windows overlooking the rear garden.

From here there is access into the kitchen and second bedroom/reception room.

The kitchen is a generous 16ft in length and fitted with a range of wall and base units, incorporating a sink and drainer, induction hob, oven and extractor.

There is plumbing and space for a washing machine and dishwasher together with a cupboard housing the Baxi gas boiler. Two windows provide plenty of natural light.

The lounge is a comfortable main reception room with a side facing window and excellent built in storage provided by large sliding cupboards.

A sliding door connects directly through to the second bedroom/reception room, creating a particularly flexible arrangement between the two spaces.

This second room has dual aspect windows enjoying countryside views and can comfortably function as a bedroom, although it would work equally well as a separate dining room, study or additional sitting room if preferred.

An inner hallway leads to the master bedroom and main bathroom. The master bedroom is a good size double with dual aspect windows.

The beautifully refitted bathroom is one of the standout features of the home, having been thoughtfully redesigned by the current owners with a luxurious freestanding bath, contemporary vanity wash basin and WC, creating a stylish space that feels particularly impressive for this style of property.

There is also the considerable benefit of a separate shower room, fitted with a walk in shower, wash basin and WC. The property benefits from gas central heating and UPVC double glazing throughout.

Outside, the home sits on a particularly good size plot with gardens extending to all sides.

There is a mixture of lawned and decked areas providing plenty of space for sitting outside, together with a rotary drying area and useful storage shed.

The surrounding countryside provides an attractive outlook and adds considerably to the peaceful feel of the setting.

There is currently no private off road parking with the property, although on road parking is available within the development.

Given the generous size of the plot, there may also be potential to create private parking within the garden, subject to any necessary site consent and permissions.

There is a monthly ground rent of £196 per month.

Offered for sale with no onward chain, this is a spacious, beautifully presented and unusually versatile residential park home in a lovely semi rural position.
