Located on the ridgeline overlooking Otford and benefiting from a south facing garden and views, this recently updated and reconfigured family home provides an excellent balance of living and entertaining space, coupled with a well sited location for local transport links (fast trains run into London Bridge from the mainline station in Otford) and excellent schools (a private gate leads directly onto the ground of neighbouring St.

Michaels Prep School).

The centrepiece of the house is the reconfigured and open plan kitchen/living room with central island, modern appliances throughout, snug area and bifold doors that open out onto the walled courtyard, perfect for al fresco dining and entertaining.

The house then is set over an east and west wing with a tri-aspect living room located at the western end of the house with fitted bookshelves, wood burner and french doors out onto the south facing terrace.

The entrance hallway, with bespoke tiling, links the living room with the central kitchen/dining area together with a family entrance; ideal for muddy boots, pets and school bags.

A guest WC, with art deco tiling and industrial heritage, sits off the hallway.

On the eastern side of the house, and running directly off the kitchen, is a substantial playroom with rear spiral staircase to the first floor.

The first of a pair of excellent family rooms/playroom/entertaining areas, this also links to the utility room and access to both the walled courtyard on the south side and a rectangular front garden.

The two games rooms, study and downstairs wc are perfect for family entertainment; ideal for a bar or cinema room.

Equally, these could also become a separate living space with its own entrance should family requirements demand.

The first floor then benefits from some gorgeous far reaching southerly views; from the balcony running off the principal suite to the large picture window on the main hallway the house is flooded with light.

The principal suite occupies the western end of the house with a large dressing room and modern updated bathroom.

Three bedrooms then share a family bathroom in the centre of the house whilst the two easterly bedrooms both enjoy en suite facilities.

The property sits in approximately 1.24 acres and combines a formal Victorian style terrace and stairs through the garden with a modern pool complex; including hot tub, outside entertaining areas and a wonderful pool house with bar, changing room and wc.

A detached double garage and ample parking sit at the front of the house whilst the driveway is approached through electric gates opening out onto Row Dow.
