A mid-20th century two-bedroom semi-detached bungalow in the Hassocks Home Estate area (“a garden city on a village scale, an idealised combination of life in town and countryside”) with a sylvan setting providing spacious modern living with 1960s utility and style and enjoying a private south-facing garden.

Recent works include formation of a side terrace, boundary walling and fencing, tree planting, rewiring, plastering, new pipework, insulation, together with a range of carefully selected natural materials and finishes.

The result is a home that feels airy, warm, characterful and functional.

Fenestration to the front porch, being outside the thermal envelope of the home, has been reinstated with period-correct, new old stock Crittall in accordance with the Hassocks Townscape Appraisal Statement.

The side terrace is formed with reclaimed quarry tiles. The south-facing living room enjoys an outlook over the mature well-stocked garden.

This room has a simple fireplace which has a hetas certificated flue for a wood or coal-burning stove, as a source of additional heat or as an alternative to the gas central heating.

The kitchen has is new and unused incorporating oven and induction hob. There are two generously proportioned double bedrooms, both benefiting from fitted wardrobes.

Bedroom One is a large double bedroom with fitted wardrobes and a north-facing outlook over the front of the property.

Bedroom Two is another substantial double bedroom, again with fitted wardrobes, providing excellent built-in storage.

The bedrooms offer versatile accommodation for those seeking additional space for guests, a home office or hobbies.

The bathroom is original and has the property's original cast-iron bath and pedestal wash basin refitted three years ago and with new taps.

Particular care has been taken with the finishes throughout the property. The home benefits from durable wool fitted carpet with 9mm wool underlay providing a luxurious warm ambience.

The walls are decorated using Earthborn clay paint and the paintwork in Earthborn Eggshell. A side gate provides access between the front and rear gardens.

To the front, the property currently benefits from established trees and shrubs, providing greenery and privacy.

The loft has been boarded, providing a substantial area of additional storage and making excellent use of the space above the main accommodation.

There is something particularly appealing about a property that retains its original identity whilst having been brought carefully up to date without incongruous anachronisms.

Hassocks benefits from a good range of amenities, including two good food shops, independent shops, cafés, restaurants and other local services.

The surrounding Sussex countryside provides many opportunities for walking, cycling and enjoying the outdoors.

The village is particularly well served by transport connections including Hassocks mainline railway station which is only a mile (a 20-minute walk) from the property.

The beautiful landscape of the South Downs National Park is a short walk from the property.
