Welcome warmth from the cast-iron radiators adds old-school homely comfort, while ahead, the handcrafted oak staircase rises in clean contemporary lines to create striking impression when inviting guests through.

Cocooning comfort – contemporary flow Comfort and calm await in the lounge to the right, where deep navy tones frame the crackle of the log-burning stove, brightened by soft white walls, while shuttered windows offer privacy and comfort by night.

Ideal for after dinner drinks, the lounge retains the intimacy of a cosy snug, however step fully in and the room opens out into a spacious, free-flowing layout that runs the full length of the home.

Lounge becomes dining, dining becomes a second living area, with the kitchen and bar spaces branching off from the heart.

Epitomising the art of open plan living, what begins as a quiet retreat unfolds into a sociable, modern space designed for gathering, hosting and entertaining.

Switch seamlessly between dining and reclining as the dining space flows left through Crittall-style doors into a bar straight out of a boutique country hotel.

After dinner, drift through and pour out the cocktails, with two wine fridges, mirrored, spotlit glass-fronted cabinets alongside reclaimed artisan-built tables and solid oak units stained in walnut, all set within a part-panelled softly lit backdrop.

The ideal place to pour a drink, host friends, enjoy a quiet night in with all the atmosphere of your favourite local bar, without leaving the house.

Back in the main living space, beyond the dining area, sliding doors and roof lanterns flood the rear of the home with light, opening up to an elevated porcelain terrace with handmade, bespoke sandstone copings and inset lighting which continues down the tiers.

Views reach out over the countryside in the direction of Hatton truly earning Field View Barn its title.

Savour the view To the left, the space opens into a classic-meets-contemporary, bespoke Smithfields kitchen, with grey-framed Shaker-style cabinetry wrapped around a deep inglenook.

A Rangemaster cooker and glossy black splashback emanate professional, restaurant-at-home ambience, while 35mm quartz worktops run through the kitchen continuing in the neighbouring utility for a clean, cohesive finish.

Once more, sliding doors draw the eye straight out to the elevated terrace, the garden and open fields beyond, so whether it’s coffee at the island or cooking for a crowd, the backdrop is always sky, green and boundless Cheshire views.

Across the living area, deep olive-green dresses the utility room, where a stable door opens to outside.

Modern family living A farmhouse door opens to the downstairs bedroom, an accessible, light-saturated space with sliding-door access to the porcelain terrace and its spectacular views.

With excellent flexibility for use as independent annexe accommodation, a stylishly finished shower room sits just across the utility room, making this part of Field View Barn ideal for guests or multigenerational living - whether for an older teenager, a blended-family setup, or anyone who needs their own space for part of the week.

There is also the plant room accessed off this section of the home.

Returning to the entrance hall, ascend the original oak staircase to the first-floor landing, where the attention to detail in recreating the barn’s heritage character becomes clear in the soft, plaid-patterned carpet underfoot, solid oak doors and deep timber architraves.

Rest and refresh Sublime sanctuary awaits to the left in the master suite, a room spanning the entire rear of the home beneath a high vaulted ceiling.

Light streams through the full-height apex glazing, beyond which the porcelain-tiled balcony terrace offers a soothing spot for enjoying a pre-workout stretch in the fresh Cheshire air overlooking the fields beyond.

Back indoors, stash away your many outfit changes in the spacious walk-in wardrobe, providing a boutique-style dressing space, while the luxury en suite blends heritage detailing with modern indulgence: soft grey panelling with delicate beading, a gleaming copper freestanding tub, cast-iron radiators carrying the weight of quality and period warmth from the glow of the sconce lighting.

Soothe aching muscles in the steaming waters of the copper bath; known not only for its durability but for its heat retention and naturally antimicrobial properties.

Family and guests can also sleep soundly on the first floor, where a luxurious shower room serves two tranquil double bedrooms.

Sunset sessions From soaking up the sunshine on the porcelain terrace, the tiered garden steps gently down to a level of central lawn perfect for a kickabout, before reaching a private and spectacular sunken hot-tub deck - originally designed with the proportions of a swimming pool and still ready to become one if desired.
