Furthermore, the coastline is only 3.5 miles away, with it’s many perks. The house is a handsome Edwardian home, one that has evolved with living trends.

It is a house that can absorb family life, but is also manageable enough for those looking to retire to the town.

Light and spacious rooms, open plan spaces, cosy areas, great ceiling heights and an overall adaptability to suit many living styles make the accommodation appealing.

At the heart of it all is a fantastic open plan kitchen/dining/family area, a real hub of the house which absorbs day to day living.

A bespoke kitchen by Simon West, provides plenty of cabinetry and work space, and large central island, with the dining area next to – the ideal layout whether entertaining, or for cosy suppers.

The expansive space continues into the family room, effectively a sun room with large roof lantern, tall windows and French doors out to the garden.

It brings lovely natural light into the dining and kitchen areas. There are plenty of further rooms to withdraw from the open plan space.

A charming living room enjoys a south facing bay window making it a light room, with woodburner with Chesney fire surround, a TV/room snug which also has a woodburner, bespoke cabinets and window seat, whilst a study is tucked away at one end of the house with roof lantern and French doors making a vibrant space to work within.

A further reception room could be used in many ways, and is currently a play room, whilst functionality is provided by a utility room and laundry room.

Upstairs, there is a conventional layout that works really well.

At one end is a capacious principal bedroom, with bespoke wardrobes and en suite bath/shower room with roll top bath and walk in shower.

A further double bedroom has bespoke cabinetry and is served by an en suite bathroom, with a further three double bedrooms served by the family bath/shower rooms.

The rooms all have character, with original fireplaces in some, tall ceilings and picture rails, further bespoke cabinetry, whilst the décor is neutral and fresh.

Outside One of the highlights of St Andrews House is the size of plot, considering the town setting.

The house is set well back from the road, almost in the middle of the plot, allowing for a great balance of space in front and behind the house.

Electric wooden panelled gates open to an expansive gravelled parking and turning area for many cars. This area adjoins the house and leads to the double garage.

The front garden affords good privacy for the house, with mature shrubberies and hedging on the boundary, with willow weave fencing and a separate pedestrian door.

Beds of shrubs flank the drive, with a paved area out from the study creating a south facing sitting or dining area, a complete sun trap.

The gardens behind the house have been thoughtfully landscaped to optimise the space.

The French doors of the family/sun room open to a paved patio, that runs along the back of the house and out to a paved square which suits al fresco dining.

The patios are paved by well stocked herbaceous beds, including lavender, hardy geraniums and bay.

A wide area of lawn then stretches away to the northern boundary, creating an open feel within the town environment.

Portuguese laurel hedging runs along one boundary, and also divides areas of lawn, whilst a pergola on a paved area has created a lovely place to sit and enjoy afternoon and evening sun.

The double garage, with wooden panelled doors, is an excellent space whether for cars or general storage, with a workshop/storage room, and stairs up to a first floor space with natural light through veluxes, which could be used in many ways such as an office, studio or similar.
