Hyfield, Top Street, Shepton Mallet, BA4 4DU

Top Street, Pilton Property Description: Guide Price: £650,000 - £700,000. Hyfield has been in the same family for around 40 years and has evolved considerably during that time.

Originally built as a bungalow, the property was extended to the front and into the loft during the 1990s, creating a surprisingly spacious home with four bedrooms, a study and particularly versatile ground floor accommodation.

More recently, the house has been updated with contemporary bathrooms, engineered oak flooring throughout the principal living areas and bedrooms, and a full rewire approximately two years ago.

The sitting room is a particularly lovely space, light and bright with windows on two sides and a southerly aspect across the garden towards Pennard Hill.

A woodburning stove creates a natural focal point, while contemporary French doors open directly out to the upper paved terrace, connecting the room with the garden and making the most of the views.

The modern kitchen has a good range of fitted cabinetry and integrated appliances including a Zanussi double oven, extractor, Neff induction hob and Bosch dishwasher, with space for a fridge/freezer.

An archway connects the kitchen with the dining room, creating an easy flow between the two spaces.

Beyond the kitchen is a good sized utility room with plumbing for a washing machine and plenty of additional storage within fitted wall and base units plus a sink.

Two bedrooms are positioned on the ground floor, both with built-in wardrobes, alongside a recently updated shower room.

There is also a separate study, ideal for anyone working from home or providing useful additional space away from the main living rooms.

Upstairs are two further bedrooms, both with eaves storage and wonderful southerly views across the village towards Pennard Hill. One of the bedrooms has its own modern ensuite shower room.

There is scope, subject to any necessary consents, to enlarge the upstairs rooms by extending the existing dormers.

Outside: Outside, a brick paved driveway has parking for numerous vehicles and leads to the garage, with the added convenience of an EV charging point.

There is a garden to the front, while the main garden lies to the rear and faces south.

Two raised paved terraces provide plenty of room for outdoor dining and seating, with one incorporating a glazed and metal balustrade from which to take in the outlook.

Steps lead down through mature planting to a large lawn, creating a garden with plenty of space while remaining relatively straightforward to maintain.

With four bedrooms, three separate ground floor living/work spaces, generous parking and a sunny garden, this property is a flexible village home in a particularly appealing position, with its elevated outlook towards Pennard Hill adding something rather special.
