Valderrama, Chichester Park, Woolacombe. North Devon, EX34 7BZ

There are homes where everything revolves around a world class view. Valderrama at Chichester Park sits firmly in that category.

Set above the village, the position gives you a wide, uninterrupted sweep across Woolacombe Bay.

The sand stretches out below, Baggy Point anchors the headland, and on clear days Lundy rests quietly on the horizon. The view shifts through the day with the light and the tide.

Early mornings feel clear and open. Evenings stretch long as the sun drops into the Atlantic. It is not simply something you look at. It becomes part of how you live.

The house has been arranged to make the most of it. The main living space sits on the upper level, a reverse layout that places everyday life where the outlook is at its best.

The sitting and dining areas are framed by wide glazing and twin doors opening onto a full width balcony.

Step outside and you are immediately drawn into the view, whether it is a quiet coffee watching the surf roll in or a glass in hand as the light fades at the end of the day.

It is easy, open, and connected. The kitchen sits just off this space, modern and well set up, practical without interrupting the flow. A bathroom completes this level.

Downstairs, the house settles into a quieter rhythm.

Two comfortable double bedrooms sit alongside a third flexible room, currently arranged as a gym but equally suited to guests, work, or overflow accommodation.

Each space connects naturally to the outside, with doors leading onto a sheltered terrace and a well kept garden beyond.

Level lawn at this position is a rare find, and it adds a different dimension to the house.

Between the balcony above and the terrace below, there is always somewhere to sit, sheltered or open depending on the day.

The house has been improved and reworked over time, including the addition of the balcony and the reconfiguration of the lower level to create three usable bedrooms.

There is also clear scope to take it further.

Extending beneath the balcony or adapting the garage into additional accommodation has been done nearby and would sit comfortably here, subject to the usual consents.

What lifts this house beyond the bricks and mortar is the life that sits around it. Step outside and you are straight into one of the most recognised coastal settings in the country.

Woolacombe is not simply a beach. It is a three mile stretch of clean, open sand that draws surfers, swimmers, walkers and families throughout the year.

It carries a relaxed energy in the morning, builds through the day, then softens again into the evening. For those drawn to the water, it places you at the centre of it.

Surfing, paddleboarding, open water swimming, all become part of normal routine rather than something planned in advance. The wider coastline opens up quickly.

Putsborough offers a quieter feel just around the corner, while Croyde brings a different pace and a strong surf culture. Behind the beach, the landscape shifts again.

National Trust land runs along the headland, opening miles of walking along the South West Coast Path. It is something you dip into again and again rather than complete in one go.

Village life holds its own rhythm. Cafés, restaurants and small independent spots sit within easy reach, making it simple to step out for coffee, lunch or a relaxed evening without needing to plan.

Mortehoe adds a slower, more settled feel with good pubs and a sense of community that becomes part of everyday life. For those who want more structure around them, the area delivers.

Golf at Saunton sits within easy reach, widely regarded as one of the leading links courses in the country.

Ilfracombe offers a further course, while Mortehoe provides a more relaxed option close to home. Beyond the immediate setting, North Devon works on a practical level.

Barnstaple provides the main centre with shops, schooling, healthcare and rail links connecting through to Exeter and on to London. Braunton offers day to day convenience with a strong village feel.

Road access through the A361 links back to the M5, making travel in and out more straightforward than many expect. All of this combines into a place that works in different ways.

A main home by the coast where daily life shifts outdoors without effort. A second home that feels like a proper break the moment you arrive.

Or a holiday let in a location that continues to draw demand year round, with the potential to enhance and shape it further over time. The setting draws you in first. The house holds you there.
