Lamyatt, BA4 6NP

PROSPECT COTTAGE, LAMYATT, SHEPTON MALLET, SOMERSET, BA4 6NP A charming character cottage set within this sought-after village close to Bruton and Castle Cary.

Prospect Cottage is a picture-perfect home, featuring accommodation including a sitting room, kitchen, conservatory, utility, three bedrooms, and two bath/shower rooms.

There is parking in front of the house, and to the rear, there is a truly wonderful secret garden with a workshop and total privacy, a true rural idyll.

Accommodation The cottage has pretty, flowering wisteria and clematis-clad local stone elevations, a tiled roof, and a thick hedgerow in front of the cottage, giving privacy from the village lane.

The cottage has immense charm and provides huge potential. Properties like this seldom come onto the market.

Entering through the front door, you lead into the sitting room, which has plenty of natural light through the front-facing windows.

Character is generously supplied by the fireplace with an inset wood-burning stove, ceiling beams and the exposed timber window lintels.

The kitchen sits at the rear of the cottage, adjoining the conservatory, giving potential to knock through and create an open-plan kitchen-dining room if desired and subject to any necessary consents.

Currently, there is a range of fitted units, an electric cooker and an extractor above.

Leading off the conservatory, there is a utility room with a shower within, as well as French doors to the garden.

A staircase with coat storage beneath rises to the first floor, where there are three bedrooms and a bathroom.

The main and second bedrooms are both double rooms with superb countryside outlooks to the front.

The third room would make an ideal nursery or office, and could alternatively be converted to another shower room to directly serve the second bedroom.

Outside A rather interesting and redeeming feature of Prospect Cottage is the secret garden.

Accessed through a short path from the rear courtyard, it opens to an oasis of greenery and complete privacy.

With a backdrop of Creech Hill and an abundance of shrubs, flowers and mature trees, this is an exceptionally peaceful and surprising asset to the property.

Within the garden, there is a workshop which requires improvement, but is perfectly suited to art, crafts or simply as a summer house.

There are a number of sunny, quiet spots in which to sit and relax. In front of the cottage, there is parking for one car.

About the area Lamyatt is a charming and close-knit village, renowned for its community events and picturesque surroundings.

The village hall hosts a range of activities, and the annual outdoor Shakespeare production is a notable highlight.
