The Bass Wing, Rangemore Hall, Dunstall Road, DE13 9RH

The Bass Wing represents an extraordinary opportunity to own a substantial part of Grade II listed Rangemore Hall, combining the scale and architectural presence of a country house with the convenience of a private residence set within magnificent communal grounds.

Extending to approximately 7,610 sq ft, the accommodation is arranged over two principal floors and retains an exceptional collection of architectural details.

Rich timber panelling, elaborate plasterwork, decorative ceilings, impressive fireplaces, tall windows and a magnificent staircase combine to create interiors of genuine distinction.

The ground floor is particularly impressive, beginning with a substantial entrance lobby before opening into a magnificent entrance reception at the heart of the property.

From here, the accommodation flows into the dining kitchen and family room, creating a series of impressive spaces equally suited to everyday family life and large scale entertaining.

The first floor continues the sense of scale, centred around an exceptional galleried landing beneath a barrel vaulted glazed roof.

A substantial sitting room provides an additional reception space, while four of the five bedrooms benefit from their own en suite facilities, complemented by an additional shower room adjacent to bedroom five.

Outside, private terraces overlook the surrounding grounds and lake, while the property also benefits from extensive parking and access to a large tandem garage.

Beyond the private outside space lie approximately 17 acres of communal grounds, creating a remarkable setting for a home of this scale and character.

Ground Floor: The sense of arrival begins within an impressive entrance lobby, a substantial and beautifully detailed space which also provides a practical cloaks and storage area.

A striking monochrome tiled floor runs beneath an elaborately decorated ceiling with ornate plasterwork and a series of traditional lanterns, while tall arched windows bring natural light into the room.

Extensive fitted storage is discreetly incorporated along one wall, and substantial glazed timber double doors provide an immediate view through into the magnificent entrance reception beyond.

This remarkable central space immediately establishes the scale and architectural importance of the property.

Extensively lined with richly toned timber panelling, the entrance reception features beautifully carved detailing, substantial fluted columns and an elaborate decorative ceiling framed by deep cornicing with gilt detailing.

Impressive chandeliers emphasise the height and grandeur of the room, while large windows bring natural light across the polished timber floor.

The exceptional proportions allow the entrance reception to be arranged as a series of interconnected areas, providing generous space for seating and entertaining rather than functioning simply as a hallway.

A particularly fine carved timber decorative fireplace creates a handsome focal point, with further intricately carved joinery continuing throughout.

Rising directly from the entrance reception is a magnificent timber staircase, with a broad first flight, substantial turned balustrading and beautifully detailed timber panelling continuing alongside.

Discreetly positioned beneath the staircase is a particularly characterful guest cloakroom, cleverly incorporated within the architecture.

As the staircase rises, attention is drawn to the exceptional circular gallery, creating a dramatic architectural connection between the two floors.

Beautifully formed curved timber balustrading follows its circumference, with decorative plasterwork and gilt detailing framing the opening and providing an extraordinary perspective through the centre of the house.

A door from the entrance reception leads into the dining kitchen, an equally memorable room where the scale and decorative detailing of Rangemore Hall combine with the practical requirements of a contemporary kitchen.

The kitchen is arranged around a substantial central island, complemented by a range of impressive freestanding kitchen units and extensive dark granite work surfaces.

The island incorporates a recessed electric hob, creating a generous central preparation and cooking area, while the surrounding kitchen units incorporate a dishwasher, fridge and freezer.

A Belfast ceramic sink is positioned beneath one of the tall windows to take advantage of the outlook.

A substantial Rangemaster range cooker provides five gas burners, an integrated electric warming zone, two electric ovens and a separate grill beneath, set within its own fitted surround.

There is ample room for a substantial dining table, allowing the space to function as a genuinely sociable kitchen as well as an impressive room for entertaining.

The architectural detailing is particularly striking, with elaborate plasterwork extending across the walls and ceiling, deep decorative cornicing and an impressive chandelier.

An ornate decorative marble fireplace provides another focal point, while tall windows and glazed doors bring excellent natural light into the room and draw the eye towards the grounds beyond.

Beyond the dining area, a series of substantial classical columns creates a broad opening into the adjoining family room.

This architectural division allows the two rooms to remain visually connected while retaining their own distinct identities.

The family room is beautifully proportioned, continuing the elaborate decorative plasterwork and period detailing of the dining kitchen.

A further decorative marble fireplace forms a natural focal point, complemented by a chandelier and an impressive arrangement of tall windows and glazed doors.

Collectively, the kitchen, dining area and family room create an extraordinary open plan living and entertaining space, providing clearly defined areas for cooking, dining and relaxation while retaining an exceptional sense of scale and connection.

Glazed doors from the family room open directly onto a private paved patio, establishing an immediate relationship between the principal living accommodation and outside space.

From here, broad stone steps descend to the substantial terrace overlooking the grounds and lake, creating a natural continuation of the entertaining space during the warmer months.

First Floor: The main staircase rises through the heart of the house to a quite exceptional first floor landing, where the craftsmanship of the entrance reception continues at an equally impressive level.

Richly finished timber balustrading wraps around the stairwell, while substantial carved columns and arches frame the different sections of the landing.

Above, an extraordinary barrel vaulted glazed roof floods the central landing with natural light, with a chandelier suspended beneath and complemented by decorative plasterwork, deep cornicing and subtle gilt detailing.

At its centre, the circular gallery creates another memorable architectural feature, its beautifully curved timber balustrading surrounding the opening to the floor below and maintaining the visual connection between the two levels.

Leading from the landing is the first floor sitting room, providing a substantial additional reception space and continuing the impressive proportions and period character found throughout the property.

Tall windows bring excellent natural light into the room, while decorative plasterwork, deep cornicing and a decorative marble fireplace reinforce its sense of occasion.

Its position on the first floor also allows the room to take advantage of the elevated outlook across the surrounding grounds.

The principal bedroom is an impressive suite in both scale and presentation, with generous proportions allowing clearly defined sleeping and seating areas.

Tall windows provide excellent natural light and attractive views, while period detailing continues through the room with decorative plasterwork and a decorative marble fireplace.

The suite also benefits from extensive fitted storage and its own en suite bathroom.

Bedroom two is another particularly substantial dual aspect bedroom, enjoying excellent natural light and attractive views from its tall windows.

Decorative cornicing and ceiling detailing reinforce the period character of the room, while the generous proportions provide ample space for substantial bedroom furniture.

Its adjoining en suite bathroom is unusually generous and has the proportions of a room in its own right.

A freestanding roll top bath is positioned to enjoy the outlook through the window, complemented by twin wash hand basins and WC.

A decorative marble fireplace provides an unexpected focal point, while the fitted cabinet complements the character and presentation of the room and will remain as part of the bathroom.

Bedroom three is another generously proportioned double bedroom, with a large window bringing excellent natural light into the room.

Decorative cornicing and ceiling plasterwork continue the architectural detailing, while a decorative marble fireplace provides a further focal point.

Extensive fitted wardrobes provide excellent storage. The adjoining en suite shower room is fitted with a shower enclosure, wash hand basin and WC, with tiled walls and a traditional style radiator.

Bedroom four is an exceptional bedroom of particularly generous proportions, with a broad arrangement of tall windows creating a wonderful outlook across the grounds and bringing an abundance of natural light into the room.

The scale comfortably accommodates a substantial four poster bed alongside seating and additional furniture, while decorative ceiling plasterwork, deep cornicing and a decorative marble fireplace continue the period detailing found throughout the property.

The en suite bathroom is fitted with a bath with shower over, wash hand basin and WC, with extensive tiling completing the room.

Bedroom five provides further flexible bedroom accommodation and enjoys an attractive outlook over the grounds.

Decorative wall panelling, cornicing and period detailing maintain the character of the wider accommodation, while the room could equally lend itself to use as a study or occasional bedroom if preferred.

A separate shower room positioned adjacent to bedroom five serves this part of the accommodation and is fitted with a substantial enclosed shower, pedestal wash hand basin and WC.

Completing the first floor accommodation is a useful laundry and store room, comprehensively fitted with a range of wall and base cabinetry providing excellent storage, work surfaces, a sink and space and plumbing for laundry appliances.

A large window provides natural light and an attractive outlook.

Immediately adjacent is a separate walk in storage cupboard, providing particularly useful additional space and ideal for luggage and less frequently used household items.

Outside: The Bass Wing enjoys a particularly attractive relationship with the surrounding grounds of Rangemore Hall.

Immediately outside the family room is a private paved patio, providing an intimate space for morning coffee or informal outdoor seating directly alongside the house.

Broad stone steps descend from here to a substantial private terrace, creating an impressive outdoor entertaining area.

The terrace enjoys an elevated outlook across the surrounding parkland and towards the lake, with a traditional ha ha preserving the uninterrupted view across the landscape.

Its scale provides ample room for outdoor furniture and makes this a particularly appealing setting for relaxing, alfresco dining and entertaining.

The wider communal grounds extend to approximately 17 acres and form an important part of the setting of Rangemore Hall, with extensive lawns, mature specimen trees, established planting and the lake creating an exceptional parkland environment around the property.

The lake is stocked with a variety of fish, providing an additional recreational attraction within the grounds.

To the front, the approach opens onto an extensive parking area, providing generous provision for residents and visitors while reinforcing the sense of arrival in front of this imposing historic building.

To the rear of the building there is access to a large tandem garage, providing valuable secure parking and additional storage.
