Plot 1, Condor Close, Bourne, PE10 0GT

THE IDEA Most new homes are designed for a photograph.

Condor Close is designed for a Tuesday In January: the heating already on, the shower already hot, the garden already growing, and nothing on the to-do list that involves a ladder or a paintbrush.

This is a small development on purpose. Nine bungalows. No tower of flats. No three-storey townhouse pretending to be family living.

Just single-level homes with a specification that would usually be reserved for a far larger price. KEY FEATURES: * Condor Close is an exclusive development of 9 new build bungalows in Bourne.

* Energy-efficient, EPC Rating B, well-insulated with high performance windows. * Bosch air-source heat pump with heating and air-con to each room.

* Roca sanitaryware and vanity units, Merlyn walk in rainfall showers. * Fibre to the premises up to 1Gbps plus Cat 6 cabling throughout. * Three-phase power and EV-charger ready.

* Pre-seeded gardens, driveways and optional garage-door automation. CONDOR CLOSE, BOURNE A new collection of nine bungalows by Distinctive Developments.

Condor Close (Off Falcon Way) is a small, carefully specified development of nine new-build bungalows.

These homes are designed for low running costs, easy single-level living and a finish that should look after itself for years.

BUILT TO LAST WITHOUT THE UPKEEP External walls combine quality facing brick with weather-resistant render.

The render is breathable, so moisture can leave the structure, yet it stays highly weather-resistant and does not need painting.

The bricks carry an F2 frost rating, so they are specified to cope with freeze-thaw cycles, with low water absorption and good resistance to UV fading.

Roofs are finished in a high-quality slate effect.

WARM, QUIET AND EFFICIENT These buildings are treated as a new-build energy envelope: continuous insulation, strict air-tightness, reduced thermal bridging and high performance windows. EPC B ratings.

Heating is a BOSCH air-source heat pump, with heating and air conditioning units in each room and a towel rail in the bathroom.

KITCHENS AND BATHROOMS SPECIFIED AS STANDARD Kitchens include Bosch ovens and induction hobs, a Caple built-in extractor, a Bosch integrated dishwasher and a Caple integrated fridge-freezer.

Bathrooms are fitted with Roca sanitary-ware throughout. Merlyn walk-in rainfall showers and vanity units.

Flooring is Kingston Classic carpet to living areas and top quality Kahrs LVT to kitchens and bathrooms.

POWER, CONNECTIVITY AND FUTURE-PROOFING Each home is specified with three-phase power, which is better suited to high draw appliances and green technologies than a standard single-phase supply.

Properties are EV-charger ready. Fibre is delivered to the premises with speeds of up to 1Gbps, and Cat 6 cabling runs throughout so devices can be hardwired.

EXTERNALLY Garage doors can be adapted for motorisation, which is offered as an upgrade. Gardens are pre-seeded. Driveways are included with optional block paving available by plot.
