An Exceptional Rural Development Opportunity with planning in Wisborough Green. Viewings strictly by appointment only through Churchill, as Cattle grazing on the land.

A rare opportunity to create an impressive country home together with separate ancillary accommodation, occupying a wonderfully rural setting and accompanied by approximately 64 acres.

The site offers an exciting prospect, with planning granted, of creating a bespoke home in the West Sussex countryside, with proposals providing a substantial three-bedroom principal dwelling alongside a separate one-bedroom property.

The combination of generous accommodation, extensive land and a peaceful rural position makes this a particularly appealing opportunity for purchasers seeking a country lifestyle, multi-generational living or independent accommodation for visiting family and guests.

The Proposed Accommodation The proposed principal dwelling extends to approximately 134 sq m (1,442 sq ft) and has been thoughtfully arranged to create a comfortable and contemporary three-bedroom home.

At the heart of the property is a generous open-plan kitchen, dining and living space, designed to take advantage of the property's rural surroundings and provide a sociable central area for everyday family life and entertaining.

The accommodation provides three bedrooms and two bathrooms, offering well-proportioned and practical living space while retaining the character and setting associated with a rural barn conversion.

In addition to the main residence, the proposals include a separate one-bedroom dwelling of approximately 44 sq m (474 sq ft) .

This provides a flexible combination of living and sleeping accommodation together with a kitchen, bathroom and useful storage.

The second dwelling adds considerably to the versatility of the property and could provide an excellent space for extended family, guests or those looking for independent accommodation alongside the principal home, subject always to the terms and conditions of the relevant planning permission.

Planning Planning is found via Chichester District Council under reference 26/01528/PA3Q for the change of use of the existing agricultural building to create two dwellings.

The accepted scheme proposes the creation of the principal three-bedroom residence together with a separate one-bedroom property, providing an unusual opportunity to create two complementary homes within this attractive rural setting.

Land and Setting One of the defining features of the property is its exceptional rural setting and the amount of land available.

There is grazing land extending to approximately 64 acres , making the opportunity particularly interesting to purchasers with equestrian, agricultural or other rural interests.

The combination of residential development opportunity and extensive acreage is increasingly difficult to find in this part of West Sussex and provides the basis for creating a particularly appealing country property.

Location The property enjoys a delightful rural position within the countryside around Wisborough Green and Loxwood, an attractive part of West Sussex characterised by gently rolling farmland, woodland, rivers and traditional villages.

Wisborough Green is a particularly picturesque and sought-after Sussex village, centred around its quintessential village green and pond.

The village retains a strong sense of community and offers useful everyday amenities including a village store and Post Office, primary school, public house, parish church, village hall and sporting and social facilities.
