Darlington Road, Bath, BA2 6NN

*** Viewings from Saturday 12th September *** The Lodge is an exceptional, detached individual bungalow situated on an impressively generous, level canal-side corner plot.

Tucked away at the end of a private no-through road off Darlington Road in Bathwick, the property enjoys a remarkably peaceful location while remaining within a half-mile level walk of Sydney Gardens, the Holburne Museum, and Great Pulteney Street.

This rare combination of a secluded, waterfront setting and immediate proximity to Bath city centre makes this property virtually incomparable.

Built in 1988 within the grounds of a former orchard, the residence offers 2352 sq. ft. of versatile accommodation.

The layout is cleverly designed to provide a substantial four-bedroom main residence alongside a self-contained, adjoining one-bedroom annex.

The accommodation includes a spacious tiled entrance hall leading to a wide hallway with the main living quarters on the left and the self-contained annexe on the right.

At the end of the hallway, glazed double doors open into a dining room with partially vaulted gabled ceiling and steps down to an impressive living room with vaulted ceiling, exposed ceiling beams and direct access to the rear garden.

A conservatory to the side of the living room also enjoys direct access to the garden.

The high quality kitchen breakfast room is in excellent condition with excellent fittings including porcelain floor tiles, granite worktops and breakfast bar along with integrated AEG and Bosch appliances.

A particularly nice feature of the property is the accessibility of the garden from multiple rooms, including the kitchen directly to an expansive patio terrace with a fabulous view of the corner plot garden.

The practical design of the bungalow includes a utility room off the kitchen housing the gas boiler with sink, drainer, water softener and plumbing for a washing machine.

Bedrooms one to four are accessed via an inner hall off the hallway that widens into an atrium style hall with gabled roof structure allowing natural light from above.

The principle en-suite bedroom and bedroom two are at the end of the atrium hall, passing double bedrooms three and four on your way.

Both the bathroom and en-suite shower room are of excellent quality.

The annexe accommodation comprises of a study/office with shower cubicle, a studio fifth bedroom with kitchenette, en-suite shower room and access to the garden.

Off road parking includes a garage, car port and a large driveway to the front of the property accessed at the end of the private no through road.

The side and rear corner plot landscaped gardens are truly remarkable.

Thoughtfully landscaped, the gardens include patio seating terraces connected with wide wrap around canopied and underlit patio garden paths to the perimeter of the bungalow itself.

The gardens also include well maintained expansive lawns with established shrub beds, borders and trees.

There is also a stone built garden outbuilding with electric supply to the rear corner, perfect for use as a work from home office or studio space.

The tucked away private location so close to Bath city centre coupled with the size and type of accommodation and generous corner plot canal-side setting are incredibly rare and make the Lodge incomparable.
