Main Street, Spittal, Berwick upon Tweed, TD15 1RD

This property boasts flexibility and adaptability. One house, or two flats. The choice is yours. Lovingly owned and maintained by a single family for over 50 years, the property has been both.

It has a sunny enclosed garden, a garage and benefits from gas central heating and full double glazing.

The village has a convenience store with bakery, a microbrewery, cafes, bars, a bowling club and several guest houses.

30 m from the house is a bus stop providing a regular service to and from Berwick town centre and Station.

This beautiful stretch of Northumberland coast is an ideal location for families, walkers and nature lovers.

Access to the promenade is level and just 200m away making it ideal for those with lessened mobility. The property is currently configured as 2 flats but equally could be one large family dwelling.

Ground floor: The generous vestibule inside the main front door clearly shows that there are two secure and separate entrances to the two flats: The ground floor flat is through the right-hand door, straight into a very generously sized sitting room, a feature fireplace with alcove to the left and 'press' to the right.

The sitting room leads into the Kitchen/Diner, a fully fitted kitchen with tall fridge freezer, washing machine, dishwasher, and still su cient space to comfortably sit 6 or 8 around a table.

Rear corridor with door to the rear garden and a second door leading to a double bedroom with attached full-sized Jack-and-Jill bathroom, bath with shower over, vanity unit with inset basin, and WC.

Linen cupboard with central heating boiler. There is a further newly refurbished WC on the ground floor that has a washing machine, and another door accessing the garden.

First floor and attic: A magnificent semi-spiral staircase with large arched window overlooking the garden provides a spectacular entrance to the upper landing.

On this landing is the main bedroom, generously proportioned with double aspect front and rear windows. The smaller bedroom has a partial sea view.

The third room on the landing is the sitting room with a wooden surround fireplace, storage cupboard and an easy access meter cupboard. Leading from this room is the kitchen.

Again, a generous size, with pantry and breakfast bar.

At the rear of the kitchen is a small corridor with a large walk-in cupboard leading to the final double bedroom for the property and access to the adjacent shower room with WC, basin and ample cupboard storage.

The attic is accessed by stairs and is fully floored with natural light supplied by a velux window. It has previously been used as a playroom, music room, and is currently used for storage.

Garden and Garage The rear garden has had many years of love and attention and results in well-formed mature shrubs and plants.

There is a greenhouse, a small patio area and a summer house, with mains electricity, that compliments the scene. The rear garden gate/door connects to Middle Street close to the garage.

The garage has a door back into the garden and is also connected to mains electricity. There is ample on-street parking on the parking area at the front of the house.

Both flats benefit from an independent boiler, independent utility supplies and independent meters. Viewing is strongly recommended.

Location Spittal is predominantly a residential area with a convenience store, primary and nursery schools, bowling green, two public houses and a popular sandy beach with promenade.

Further shops and amenities lie in adjacent Tweedmouth and just beyond is the area's principal town, Berwick upon Tweed, with its comprehensive range of shops and services easily accessible by local bus, car or on foot.
