Coastguard Cottages, 9, Victoria Parade, Ramsgate, CT11 8DU

Some homes change your pace of life. This one changes how every day begins. Here, every morning starts with the sea.

Every walk begins along the coastline, and every season paints a different picture across the English Channel.

Morning coffee lingers a little longer, evening strolls become second nature, and before long you'll wonder how you ever lived anywhere else.

Set within an elegant Grade II Listed terrace in one of Ramsgate's most coveted coastal positions, this beautifully presented three-bedroom cottage enjoys uninterrupted sea views across beautifully maintained communal gardens.

Rich in period character yet effortlessly comfortable, it blends historic charm with modern living in a way that's both timeless and inviting.

Before you even step inside, the charming storm porch sets the tone.

More than simply a practical entrance, it's the perfect place to pause after a walk along the beach, brush the sand from your shoes, shelter from a passing sea shower or simply stand for a moment with a glass of wine, listening to the waves rolling onto the shore.

It's these little rituals that make coastal living so special. Beyond the rear door lies something equally rare—a surprisingly generous private garden.

A true luxury for a home of this age and setting, it offers endless possibilities, whether that's entertaining friends on summer evenings, creating a productive kitchen garden or adding a substantial summer house or garden room (subject to any necessary permissions) to create a home office, studio, gym or peaceful retreat.

Whether you're searching for a forever home by the sea, a luxurious weekend escape or a property with an established history as a successful holiday let, this is a home that offers an exceptional lifestyle from the very first day.

Take a Look Inside Step through the storm porch and you're immediately welcomed by a home that feels warm, elegant and wonderfully authentic.

Lovingly maintained throughout, every room has been thoughtfully updated while remaining sympathetic to the building's heritage.

Original character sits comfortably alongside tasteful décor, creating interiors that feel refined without ever losing their sense of history.

The 17'1" x 10'11" lounge/dining room is undoubtedly the heart of the home.

Beautifully proportioned for both everyday living and entertaining, it centres around a feature fireplace that brings warmth and atmosphere throughout the winter months.

Beyond, uninterrupted views stretch across the communal gardens towards the sea, ensuring the coastline is never far from sight.

Whether it's bright summer mornings with the windows open or cosy evenings watching storms roll across the Channel, it's a room you'll never tire of spending time in.

To the rear, the 10'6" x 8'0" kitchen has been thoughtfully designed to maximise every inch of space, providing generous storage and practical workspace while remaining perfectly in keeping with the cottage's character.

Completing the ground floor is the family bathroom measuring 7'4" x 5'10", finished in a timeless style. Upstairs, three beautifully presented bedrooms continue the home's calm and inviting feel.

The principal bedroom measures 10'6" x 10'11", providing a peaceful retreat at the end of each day.

A second double bedroom of 10'6" x 8'0" offers equally flexible accommodation for family or guests, while the third bedroom measures 7'10" x 8'5", making an ideal nursery, dressing room or home office for those embracing hybrid working.

Every room has been beautifully cared for, allowing the next owners to simply unpack and begin enjoying life by the sea.

Room to Breathe For many buyers, the garden will come as one of this home's biggest surprises.

Unlike many period cottages, this property enjoys a substantial private rear garden, providing an exceptional amount of outdoor space that's seldom found this close to the coastline.

Picture summer barbecues with family, lazy Sunday afternoons in the sunshine, children playing safely on the lawn or simply escaping with a good book after a walk along the cliffs.

It feels like a world away from the bustle of everyday life. The generous plot also opens the door to exciting possibilities.

Subject to any necessary permissions, there's ample space for a substantial summer house or garden room—ideal as a home office, creative studio, gym or peaceful retreat tucked away at the end of the garden.

To the front, beautifully maintained communal gardens create an elegant green backdrop, perfectly framing those uninterrupted sea views that make this property so special.

This Is Why People Move Here Owning this home isn't just about the cottage itself—it's about everything waiting beyond the front door.

Step outside and some of Kent's most spectacular coastal walks begin almost immediately.

Follow the clifftop paths towards Dumpton Gap before continuing into Broadstairs, passing hidden bays, dramatic chalk cliffs and breathtaking sea views that never lose their magic.

Head in the opposite direction and you'll soon arrive at Ramsgate's magnificent Royal Harbour—the only Royal Harbour in the United Kingdom—where fishing boats, yachts and waterfront cafés create one of the most picturesque settings on the Kent coast.

This is a town that's quietly reinvented itself. Independent businesses have flourished, giving Ramsgate an energy that's both creative and relaxed.

Start your morning with a coffee from Staple, meet friends for brunch, enjoy lunch overlooking the marina or spend your evenings discovering the town's growing collection of independent restaurants, wine bars, traditional pubs and cocktail bars.

Whether it's fresh seafood overlooking the harbour, drinks in the sunshine or dinner after a coastal walk, there's always somewhere worth discovering. History is woven into everyday life here.

Wander the elegant Regency terraces, discover the remarkable architecture influenced by Augustus Pugin or follow the Vincent van Gogh Trail, exploring the streets where the famous artist lived and found inspiration during his time in Ramsgate.

Just a short stroll away, the Granville Theatre hosts live music, comedy, theatre productions and touring performances throughout the year, while the Royal Harbour regularly comes alive with festivals, markets and sailing events.

For families, the location is equally appealing. Well-regarded primary schools, secondary schools and grammar schools are all within easy reach, making this an ideal place to put down roots.

And when work calls, Ramsgate Station offers high-speed services to London St Pancras in approximately 1 hour 15 minutes, making commuting refreshingly straightforward while allowing you to come home to sea air instead of city traffic.

Quite simply, this is why people fall in love with Ramsgate—and why so many who move here never want to leave.

A Lifestyle That Works Hard Too While this is first and foremost a wonderful home, it also offers something many buyers will appreciate—flexibility.

The current owners have successfully operated the property as a popular Airbnb, generating an attractive income from visitors looking to experience Ramsgate's unique coastline, independent culture and relaxed seaside lifestyle.

Its combination of uninterrupted sea views, Grade II Listed character, generous outside space and outstanding location has made it a sought-after destination throughout the year.

Whether you continue that success, reserve it purely as your own coastal retreat or simply enjoy knowing the opportunity exists, it's reassuring to know this home can offer more than just an incredible place to live.
