6, Portland Street, Boston, PE21 8NR

No chain - This three bedroom Victorian terraced property has seen recent improvements, including a new kitchen and newly fitted glazing and external doors throughout.

Situated close to town and amenities - this well built and deceptively spacious home is bang for your buck for first time buyers, and represents an excellent yield potential for investors...

Portland Street is fairly central to town, and remains a popular residential street. A walk into the town centre via West Street is approximately half a mile, so around 15 minutes at a steady pace.

With a whole host of amenities in the area - including supermarkets, gyms, doctors, dentists, the railway and bus station, a fully functioning life is more or less at your fingertips.

The property has seen some improvements - with a new front and rear door, new glazing, and a newly fitted B&Q kitchen.

In classic Victorian style - these terraced homes are deceptively spacious, with two reception rooms that lead to a kitchen with a rear entrance and bathroom all to the ground floor.

The staircase that separates the lounge and dining room leads to a lengthy landing on the first floor, with three spacious and independent bedrooms to the front, middle and rear of the home.

Outside, there's a small concreted courtyard that's currently covered with a corrugated plastic canopy, accessed via the side door out from the rear lobby.

This courtyard area opens out to a much broader space with a garden shed, leading to a good sized rear garden with space for a seating area that would enjoy dappled shade from the surrounding mature trees.

Surrounded by fencing, the rear area is not overlooked, is secured, and is an ideal place for people of all ages to relax and entertain.

Whilst some key areas of the home have been tended to and updated - such as a high quality Worcester Bosch boiler being installed, as well as the doors and glazing that we previously mentioned - it is recognised that cosmetic updates are required inside, as well as an overhaul of the garden.

We'd encourage prospective buyers to view with an open mind in terms of cosmetic condition, as with some standard décor work, floor coverings and bathroom suite - this home could be a good solid investment with excellent return.

Lounge 3.64m x 3.5m - 11'11” x 11'6” The front door offers direct access into this spacious, bay fronted lounge.

With a large, ornate fireplace mantle in place on the chimney breast, the walls either side recess slightly offering a handy place for shelves or storage furniture.

An internal door leads into the stairway and hall area Dining Room 3.61m x 3.3m - 11'10” x 10'10” As we move into the centre of the property from the lounge and hall area, the Dining Room is also a great sized room, with a rear facing window to the courtyard and rear garden.

Doors either end of the room lead off to the hall and kitchen.

Kitchen 3.82m x 1.97m - 12'6” x 6'6” This recently fitted kitchen offers plenty of storage and worksurface space either side - and includes an integrated oven and gas hob, with sink and drainer opposite, below the window.

The cabinet colours are a striking royal blue which contrast the walls and worktops well, providing a contemporary and clean finish to the room. Doors lead to the dining room, and rear lobby area.

The lobby area has a good sized boiler cupboard with the recently fitted Worcester Bosch Combi boiler in, as well as a door leading to the outside couryard & garfen, and bathroom.

Bathroom 2.04m x 1.54m - 6'8” x 5'1” To the rear of the home, the bathroom provides a bath with shower over, wash basin in storage cabinets above, and a doorway into a secondary area with the WC.

The walls are partly tiled - namely by the side of the bath and shower, and the wall behind the sink.

Bedroom 1 3.64m x 3.5m - 11'11” x 11'6” On the first floor, located at the front of the property off of the landing, the master bedroom is particularly spacious, mirroring the size of the lounge below.

A lovely fireplace sits up the chimney breast - an original feature and pleasant nod to the period this terraced home was built.

Bedroom 2 3.31m x 2.85m - 10'10” x 9'4” Bedroom two is above the dining room and adopts a very similar floorspace.

The window to the rear aspect overlooks the garden, allowing for plenty of natural light to fill the room.

Another smaller fireplace sits within the chimney breast, with the recesses either side offering shelving and hanging rail space.

Bedroom 3 3.6m x 1.94m - 11'10” x 6'4” The third and final bedroom is to the rear of the home, with a window overlooking the rear garden.

A comfortable sized room, ideal as a single bedroom, nursery, dressing room or office space.

Garden Accessed via the side door off the rear lobby, the rear garden has a narrow courtyard area that's currently covered, and opens out to a broader area with a garden shed, and onwards to a seating area that's well stocked with plants and flowers.

The garden requires cosmetic attention, but has an excellent footing to be a generously sized and relaxing area to retreat to, with the correct care and attention.
