Flat 2, Bredon Court, Station Road, Broadway, WR12 7DL

One Bedroom Flat for Sale in Broadway I think most people would agree that the Cotswolds is a beautiful part of the world, and Broadway must surely be one of its most recognisable villages.

Often referred to as the ‘Jewel of the Cotswolds,' it has that lovely combination of honey coloured stone, independent shops, cafés, restaurants and countryside all around you.

So, have you ever visited Broadway and thought how lovely it would be to have a little place here? Somewhere to escape to at weekends, enjoy holidays, or perhaps eventually make your permanent home?

And then thought, “Lovely idea, but I simply couldn't afford to buy here!” Well, let me put an idea into your head... Flat 27, Bredon Court is being offered at a Guide Price of £70,000!

Now technically, it is a retirement flat for the over 60s, but before you decide this isn't for you, indulge me for a moment. The current owners bought this apartment back in 2005, as a second home.

They simply loved coming to Broadway and having somewhere of their own to stay, with the enormous advantage of being able to walk into the village and have everything they needed right on their doorstep.

It has served them well over the years, but it is now unused and surplus to requirements, so are now genuinely motivated to sell.

What I find particularly interesting about this property is that it gives you the opportunity to own a little piece of Broadway without the price tag normally associated with the area.

Yes, it is a retirement apartment and yes, it is a little dated now, but at this price I think it deserves looking at from a slightly different perspective.

If you're already over 60 and thinking about downsizing, it could be a lovely little home in an exceptionally attractive location. But perhaps you're not quite ready for that yet?

Provided you meet the age requirements of the lease, you could use it as a weekend or holiday base in the meantime, giving you somewhere to escape to whenever you fancy a few days in the Cotswolds.

Then, when the time comes and you decide that a smaller, easier home is what you want, you've already got your foothold here.

And if you don't want to live here yourself, the lease does allow the property to be rented to a third party, provided they meet the necessary criteria.

It isn't something that could simply be put on Airbnb, but there is some flexibility there for the right buyer. No tricks, no hidden story.

Just a motivated vendor and a property that has been deliberately priced to sell. Bredon Court is designed for independent retirement living rather than assisted living.

There is a part-time, non-resident Estate Manager, along with a residents' lounge, communal gardens and seating areas, laundry facilities and a guest bedroom suite for visiting friends and family.

There is also a Careline emergency system, with emergency pull cords within the apartment should assistance ever be needed.

The service charge currently works out at around £197 per month and includes quite a lot, including the buildings insurance, external window cleaning, garden maintenance, cleaning and maintenance of the communal areas, the Careline system, laundry facilities, Estate Manager, residents' lounge, heating to the communal areas and water rates, excluding surface water.

The management of the building is overseen by a Right to Manage company, which I think is worth knowing about.

Express Sale Whilst it isn’t compulsory, steps have been taken, using our 28 Day ‘Express Method of Sale’ to allow a quick exchange and completion to happen should the successful buyer be in a position to proceed quickly.

The sales pack is ready with the sellers' solicitors, with searches on file already (costs to be reimbursed by the purchaser on completion) and can be sent straight to your solicitor just as soon as your offer is accepted.

This isn’t a reflection on the property…just a method that we have been successfully using for a while now to help buyers and sellers move more quickly.

To help you with the process, we also have a team who will be on hand to help make this happen for you and we will be happy to explain how an express sale can benefit you as a buyer as well, so if you need any help with mortgage advice, solicitors or general buying advice then please, just ask.

Ok, back to the apartment... Flat 27 is on the top (second) floor and can be reached either by the lift or the stairs.

The front door opens into a central hallway, with all the rooms leading from here. There is also a useful storage cupboard which houses the hot water tank.

The double bedroom is a good sized room with built-in wardrobes and looks out towards the main entrance and parking area.

The lounge is bright and comfortable, with the same outlook, and from here an archway leads through to the kitchen. There are plenty of units, together with a built-in oven, hob and extractor.

The bathroom is tiled and has a three-piece suite with a shower over the bath.

It is fair to say that the apartment would benefit from some updating, particularly if you were planning to make it your permanent home.

But if you're thinking of it as a little Broadway bolt hole, you may feel rather differently about that.

It is perfectly usable as it stands, giving you the opportunity to make changes gradually if and when you want to. And then there's the location...

Bredon Court sits on Station Road, just a short walk from Broadway's famous High Street.

The village itself has an excellent range of independent shops, cafés, restaurants and galleries, as well as plenty of places to simply sit and watch the world go by.

The official Broadway guide describes the village as ' lying beneath Fish Hill on the western Cotswold escarpment' , with the Cotswold countryside and Cotswold Way right on its doorstep.

For anyone who enjoys getting out and about, there are some wonderful walks around the village and the wider Cotswolds.

Broadway Tower and the surrounding countryside are close by, while the Gloucestershire Warwickshire Steam Railway provides another rather lovely way to explore the area.

The nearby bus stops to Bredon Court are another real bonus, with services running towards places including Stratford-upon-Avon, Evesham and Chipping Campden.

The local doctors' surgery is directly opposite too, which is particularly handy for anyone considering the property as a future permanent home.

So, yes, this is a retirement apartment and the lease conditions need to be understood before you proceed.

The owner or occupier must be over 60, with a partner permitted to be over 55, and any prospective purchaser will need to satisfy those conditions. But don't dismiss it too quickly.

Genuinely, what I see here is a wonderful opportunity of having a little piece of Broadway without the price tag normally associated with the area.

Whether you are ready to downsize now, looking for somewhere to escape to at weekends, or simply want to secure a base in an area you've always loved before the opportunity disappears, I think this one is worth a look.

The vendor is motivated, the price reflects that, and with the property now unused, they are keen to find someone who will enjoy it as much as they have.

If you'd like to know more or would like to arrange a viewing, please give the friendly team at Campbells a call and we'll be happy to help you further.
