Selly Oak, Birmingham

*** prime selly oak hands-off investment – £18,000 guaranteed annual rent – student golden triangle *** Midland Housing are delighted to present this exceptional, hands-off investment opportunity on Lottie Road, situated within the highly desirable Student Golden Triangle of Selly Oak, one of Birmingham's most established and sought-after student rental locations.

One of only four properties of this particular style on Lottie Road, this substantial three-storey property represents a rare opportunity to acquire one of the street's larger and more distinctive period properties.

Its generous proportions and accommodation arranged over three floors distinguish it from the more conventional properties along the road, offering both immediate investment appeal and excellent longerterm potential.

Offering an immediate and guaranteed rental income of £18,000 per annum, the property is already leased to one of Birmingham's largest housing providers, providing investors with the reassurance of an established rental operator and a secure, contracted income stream from day one with no voids and the hassle of maintenance obligations.

With the existing lease arrangement already in place, purchasers can benefit from immediate rental returns without the uncertainty and costs associated with sourcing tenants, regular maintenance and voids, making this an attractive hands-off investment opportunity.

The property is currently arranged over three floors, comprising four bedrooms, including an ensuite bedroom on the second floor, alongside a communal lounge, fitted kitchen and additional bathroom facilities.

Significant potential to increase annual rental income A particularly attractive feature of this investment is the opportunity to enhance rental returns through the creation of an additional fifth bedroom within the existing roof space.

The property already benefits from an unutilised loft room on the second floor, providing pre-existing access to the roof space and a practical starting point for a potential conversion.

The proposed additional bedroom may be achievable under permitted development rights, subject to confirmation and compliance with the relevant building regulations.

The creation of a fifth bedroom presents an opportunity to increase the property's accommodation capacity, potentially generating additional annual rental income whilst also enhancing the property's overall capital value.

Prime student golden triangle location – long-term capital and rental growth The property occupies an enviable position within Selly Oak's renowned Student Golden Triangle, a wellestablished rental market benefiting from its close proximity to the University of Birmingham, Bristol Road and a comprehensive range of local amenities and transport connections.

The location is particularly attractive from a long-term investment perspective, with sustained demand for student accommodation supporting prospects for continued rental growth and capital appreciation over time.

Its position within this highly desirable student rental area also provides investors with an attractive alternative exit strategy or future investment opportunity.

Future potential for high-end student accommodation In addition to the security of the existing supported accommodation lease, the property offers exciting longer-term potential for conversion and repositioning into high-end student accommodation.

Its established layout, generous accommodation arranged over three floors and potential to create an additional bedroom offer an excellent foundation for a future premium student letting scheme.

Subject to the existing lease arrangements, relevant permissions and any necessary refurbishment works, investors could capitalise on the property's prime university location by creating high-specification student accommodation, with the potential to command premium room rents and further enhance both rental income and capital value.

An investment offering immediate income and long-term growth potential The combination of £18,000 in guaranteed annual rental income, an established supported accommodation provider, scope to increase bedroom numbers and a prime position within Selly Oak's Student Golden Triangle makes this a compelling proposition for investors.

Whether retained as a secure, income-producing asset or repositioned in the future as premium student accommodation, the property offers an attractive balance of immediate rental returns, potential income growth and long-term capital appreciation.

An outstanding opportunity to acquire an established, income-generating investment in one of Birmingham's most desirable student rental locations. Early viewing is highly recommended.
