11, Canonbury Terrace, Fortrose, IV10 8TT

Right on the shoreline in Fortrose, this is a home where the garden quite literally meets the beach.

A gate at the end opens straight onto the shore, with open views across the water and Fortrose Harbour just along the way.

Inside, the house offers real space to match the setting, with five bedrooms, multiple living areas and a layout that gives you flexibility. From the front, the house has real presence.

A wide driveway stretches down the side, giving plenty of space for multiple vehicles, while a large lawn sits to the front with planting around the edges adding colour.

As you step inside you’re met with a bright, open hallway. Neutral walls and a light coloured carpet keep it clean, while timber detailing around doors and skirtings adds warmth.

At the centre, a white spiral staircase rises up to the attic level, immediately giving a sense that this is a home with more going on than first meets the eye.

At the end of the hall, the dining room makes an immediate impression.

You step down into the space, where a large timber sliding door - an original feature from the historic Rosehaugh House - marks the entrance.

Inside, the room opens up with a feature fireplace set into a stone surround. To the side, a full wall of near floor to ceiling windows provides stunning views.

These windows, also from the original estate, flood the room with light and frame the garden beyond. The bold red carpet adds a sense of occasion, making it a space that feels designed for gathering.

Just beyond, a small inner hall leads to one of the more unexpected features, the sauna suite.

This is a great addition to the home, with a built-in sauna, a shower for cooling off afterwards and space for gym equipment or relaxation.

A separate WC sits just off this area, making it a self-contained wellness space within the house. From this same inner hall, a staircase leads up to the attic level.

At the top of the stairs, the sitting room immediately draws your attention. A full wall of windows looks straight out to the sea, creating a view that changes constantly with the weather and light.

It’s a space that will naturally become a favourite spot to sit and unwind.

Sloping ceilings and rooflight windows to the side add to its character, while still leaving plenty of room for sofas and seating. Leading off the sitting room is a bedroom.

It’s a good sized double room, set into the attic level with sloping ceilings that add to the character of the space.

Rooflight windows are set into one side, bringing in natural light throughout the day, while built-in storage cupboards have been worked into the corners to make use of the available space.

Beyond that, another living room stretches out along the upper level. It’s a long, flexible space with a large window at one end, spotlights overhead and soft carpet underfoot.

Whether used as an additional lounge, games room or a quiet retreat, it gives the house another layer of usable space. From here, the spiral staircase reconnects you back down to the main hallway.

Back on the ground floor, the layout continues to offer flexibility.

Another bedroom sits near the front of the house, a good sized double with a large window and neutral finish, making it ideal for guests or as an additional living space if needed.

It’s currently used as a dining room, showing the versatility of the rooms in this home. Next to it, the study provides a dedicated work area.

It’s a narrower room, but well suited for desks and storage, with a window bringing in natural light and a radiator fitted near the door to keep it warm while you work, all year round.

A door to the left of the hallway takes you into a long inner hall, where the rest of the ground floor opens up. The first room along is the kitchen.

Wooden cabinets run along three sides, paired with grey speckled worktops and finished with decorative black handles.

There’s a built-in Neff oven and microwave stacked within a tall unit, with an induction hob neatly set into the corner with an extractor above.

One side extends into a breakfast bar, giving space for seating and a more relaxed way to use the room.

Spotlights overhead keep it well lit, while the overall layout makes it both practical and sociable.

An archway leads through to the utility area, where matching units and an additional sink provide extra workspace. In here there’s room for laundry appliances to be installed below the counter.

A door between the kitchen and utility space opens to the rear porch, a simple but valuable space.

Surrounded by windows, it looks out towards the sea and offers a quiet spot to sit, or somewhere practical for boots, coats and everyday use. The main bathroom is bright and well equipped.

A large jacuzzi style bath sits along one wall, offering a place to properly relax, while a separate shower cubicle gives you the option of a quicker start to the day.

A sink and toilet are set to one side, with two windows side by side bringing in plenty of natural light.

The first of the three bedrooms along this part of the house is a generous double with space for a full range of furniture.

The en-suite adds another layer to the space with a large shower enclosure fitted with multiple jets, giving it a more spa-like feel.

The sink is set into a small vanity unit with storage below and there’s also additional wall mounted storage, making the room as practical as it is comfortable.

Bedroom four is a large double room decorated with neutral tones.

What sets it apart slightly is the sink set neatly into an alcove, a practical addition that works well for guests or family use, adding a bit of independence to the space.

There’s more than enough floor space here for a full bedroom setup, with room left over for additional furniture if needed. Bedroom five carries the same sense of space.

Built-in wardrobes with timber doors provide vital storage while the addition of a sink within the room mirrors the practicality seen in the previous room.

Outside, the rear garden is one of the home’s strongest features. It’s been thoughtfully landscaped, with a wide lawn broken up by planting and flower beds that bring colour through the seasons.

There’s space to sit, to entertain or simply to enjoy the setting. At the end of the garden, a gate opens directly onto the beach.

From here, the shoreline stretches out in both directions, with Fortrose Harbour just a short distance along, home to a well regarded sailing and boating club.

There’s even the potential to reinstate a private mooring, adding another layer to what this property offers.

It’s not often you find a home that combines this much space with direct access to the beach.

With five bedrooms, flexible living areas and a setting that puts the sea at the end of your garden, it offers something genuinely different.
