15 Balshaw Court, Burlington Gardens, Leyland, PR25 3EX

Positioned on the ground floor at Balshaw Court, this former show apartment occupies one of the most convenient positions within the development, close to the communal amenities while still enjoying the privacy of its own peaceful corner and direct access outside.

Designed for independent later living, Balshaw Court offers the balance many people quietly start looking for over time.

The comfort of having your own front door and private space, alongside the reassurance of support when needed and a genuine sense of community beyond it.

It particularly suits those wanting to remain active and connected without the pressures of maintaining a larger home. The apartment itself feels notably spacious throughout.

Both bedrooms are proper doubles, with the principal bedroom benefiting from a walk-in wardrobe that keeps everyday living feeling uncluttered and organised.

The second bedroom works equally well for visiting family, overnight guests or simply as an additional sitting room, study or hobby space depending on how life is lived.

The lounge has an easy, comfortable feel with space for both relaxed seating and a dining table without compromise.

It is a room that naturally adapts to quieter mornings, visiting grandchildren or evenings spent with friends.

Doors open directly onto a private patio area with gated access into the beautifully maintained communal gardens, something that will particularly appeal to buyers moving from a traditional house who still value fresh air, greenery and a connection to the outside world.

The fully fitted kitchen has been thoughtfully designed with additional practical features that support easier day-to-day living both now and into the future.

Alongside this, the apartment also benefits from a spacious bathroom and a separate WC, adding useful flexibility for guests and everyday routines alike.

Being an ex-show apartment, there is a slightly more polished feel throughout, with a layout clearly designed around comfort, movement and real day-to-day practicality rather than simply maximising floor space.

The apartment is electric only and benefits from the warmth and efficiency many buyers appreciate in modern retirement living developments, often helping to keep ongoing household costs more manageable.

Life at Balshaw Court extends far beyond the apartment itself.

The communal lounge provides a welcoming place to meet neighbours, enjoy a coffee or join one of the regular social events, from book clubs to film nights.

Downstairs, the chef-run bistro serves freshly prepared seasonal meals daily in a sociable setting where friends and family are always welcome.

Outside, the landscaped gardens offer quieter moments, whether that means sitting with a morning paper, enjoying warmer afternoons on the patio or joining the homeowners’ gardening club.

There is a hotel-style guest suite for visiting family and friends, lifts to all floors, lounge Wi-Fi, parking available and pets are warmly welcomed too.

Importantly, support here feels present without ever feeling intrusive.

There is a friendly Estate Manager overseeing the day-to-day running of the development, staff available twenty-four hours a day, a camera entry system for added peace of mind, and one hour of weekly domestic support included as standard.

Additional personal care and tailored lifestyle support can also be arranged over time if ever required.

For buyers searching for a ground floor retirement apartment in Leyland with garden access, on-site support and a stronger sense of connection, this is a home that feels reassuringly easy to settle into.

Less about compromise. More about living well, comfortably and independently, with the right support already quietly in place. Important information.
