Summer Barn, 14A, Valley Lane, Norfolk, NR25 6SF

Discreet living in the thriving town of Holt.

Description Enjoying one of the most discreet locations of Holt, in a tucked away setting just to the west of the High Street that many will be unaware of, Summer Barn provides the best of town living.

With a Michelin starred restaurant within 200 yards, and the café culture of the town only 2 minutes further on, you have everything on your doorstep, yet from a private and quietly positioned home, away from passing traffic or footfall.

Summer Barn is a charming conversion of former traditional brick and flint farm buildings.

Dating back to 1859, and sympathetically converted in 2019, there is wonderful balance of old and new within the house, creating a style that is so easy to live with.

Exposed areas of flint and engineered oak flooring blend with glass balustrades and plenty of floor to ceiling glazing, providing a light and airy space with the cosiness of a woodburner and underfloor heating.

The feeling of space is immediately apparent, with a lovely welcome into the open plan staircase/entrance/living room, a multi-functional area with part vaulted ceilings, it can be configured in many ways.

It certainly lends itself the comfortable living room that’s been created, particularly with the clearview woodburner in one corner.

The accommodation then flows through a wide archway to an impressive open plan kitchen/dining room.

A sociable and vibrant room, with tall vaulted ceilings and glazed bifold doors out to the gardens, this is a space as adept at hosting supper parties with friends as it is relaxing as a couple watching the sun set over the garden.

The bespoke kitchen is well arranged, with plenty of cupboard and drawers, and a wide peninsular between the dining and cooking ‘zones’, as inevitable there is a middle meeting ground!

Elsewhere on the ground floor is the excellent asset of a ground floor bedroom.

A spacious double bedroom, with en-suite shower room and built in wardrobes, it provides a future proofing element to the home, whilst also the flexibility of having a further reception room should it be required.

At the other end of the house is the practical utility/boot room, a must for when returning from rural walks across the nearby Spout Hills.

Upstairs, off a bright galleried landing, there are three bedrooms.

The principal bedroom is particularly striking, with mezzanine floor that could be used in many ways, and an exceptional en suite shower room with double sinks and walk in shower.

Across the landing are two spacious double bedrooms, both with bespoke hand-built wardrobes, something the house enjoys plenty of, with both bedrooms served by a well fitted family bathroom.

Outside Crucially for living within a town, Summer Barn has the benefit of its own private parking spaces, together with a garage. This removes the stress of returning home without room to park.

The garage provides valuable storage space. The gardens of Summer Barn are to the west of the house, with a south to west orientation.

They have been cleverly landscaped, with terraced rooms optimising the space, thus providing plenty of enjoyment.

The bifold doors of the kitchen/dining room, open to a stone paved terrace, creating the ideal spot for al fresco dining, entertaining and relaxing and is a complete suntrap.

Steps lead down to a meandering gravelled pathway through a lawn and herbaceous beds to further steps down to a second lawn.

At either end of this lawn are two further paved patios, creating further areas, both hosting outdoor dining tables and/or chairs, Terraced flowerbeds provide seasonal colour, whilst brick and flints walls, pleached olive trees and high beech hedging all combine to ensure good privacy.

There is a private pedestrian gate into the garden.
