Itchenor Green, Itchenor, Chichester, PO20 7DA

Situated in a tucked away position on the edge of this hugely popular sailing village, a recently renovated and well presented detached house set within lovely grounds with south-facing rural views.

Inglewood is a substantial and extensively remodelled five-bedroom detached home occupying an attractive semi-rural position within the Chichester Harbour designated National Landscape.

The property enjoys a particularly appealing sense of privacy together with open views across adjoining countryside.

Accommodation is centred around a generous open-plan living and dining space with warm timber flooring and a striking 10kW double-fronted wood-burning stove forming a focal point between the principal reception areas.

French doors open onto the gardens, while the adjoining garden room benefits from extensive glazing and provides an excellent space for entertaining or simply enjoying the surrounding outlook.

The kitchen is fitted with painted cabinetry and substantial timber worktops, with both gas and electric supplies provided for the cooker, together with a Quettle boiling-water tap.

Elsewhere on the ground floor, a further sitting room/study, a bedroom, kitchenette/utility room and shower room offer considerable flexibility and can function particularly well as guest or ancillary accommodation.

This area can also be secured from the main house and accessed independently from the rear, making it well suited to visiting family, guests or multi-generational living.

Upstairs, the principal bedroom is generously proportioned and is complemented by a separate dressing room and an impressive contemporary en suite bathroom with distinctive green glazed tiling, a freestanding bath and separate walk-in shower.

There are three further bedrooms and a smart family bathroom. Considerable attention has been paid to the fabric and services of the property.

The heating system has been designed with future efficiency in mind.

Pipework and radiators are sized to operate at lower temperatures and are therefore heat-pump ready, while the current gas boiler has been positioned to allow an air-source heat pump to be installed immediately outside if desired.

Tiled ground-floor areas benefit from underfloor heating, with zoned control provided through a Heatmiser Neo system that can also be operated via a mobile app.

A Vent-Axia mechanical ventilation and heat recovery system supplies filtered fresh air throughout the property while recovering warmth from extracted air during colder months.

The property has been completely rewired and benefits from a three-phase electrical supply, with provision already installed for a future electric vehicle charging point and potential photovoltaic panels.

Fibre-optic broadband is connected to the centre of the house, while armoured cabling and external power have been installed at several points throughout the garden.

Outside, Inglewood enjoys an attractive garden setting with mature trees, established planting and areas of lawn, together with ample parking on the gravelled approach.

The partly walled front garden offers a good degree of privacy, while the south-facing rear garden enjoys an open outlook across neighbouring fields, reinforcing the property’s peaceful rural character and connection with the surrounding landscape.

Some areas of the landscaping remain to be completed, providing the incoming owner with the opportunity to finish the grounds to their own taste.

With its generous accommodation, flexible layout, extensive modernisation and future-ready services, Inglewood offers an unusual combination of space, practicality and setting in this sought-after parish.

Inglewood is situated on the southern edge of the highly sought-after harbourside village of Itchenor, an historic and picturesque setting within the Chichester Harbour landscape.

The village is particularly renowned for its sailing heritage, with a thriving sailing club and convenient access to the harbour at all states of the tide.

Chichester Harbour Conservancy plays an important role in preserving the character of this special area, while also providing a wide range of moorings for boats and yachts, subject to availability.

Itchenor offers a strong sense of village life, with a beautiful church, village hall and the popular Ship Inn close to the harbour.

The Lamb Inn is also within level walking distance, together with access to a bus service into Chichester.

The cathedral city of Chichester provides an excellent range of shopping, cultural and recreational facilities, much of it centred around its attractive and largely pedestrianised historic core.

Cultural highlights include Pallant House Gallery and the renowned Festival Theatre, while the wider area is well served by highly regarded schools in both the state and independent sectors.

Chichester mainline station provides regular services to London Victoria in approximately 1 hour 40 minutes via Gatwick Airport, while Havant station to the west offers a faster service to London Waterloo in around 1 hour 20 minutes.

The surrounding area is exceptionally well served for leisure and sporting pursuits.

Goodwood hosts the Festival of Speed and Revival, as well as horse racing and golf, while Fontwell Racecourse and polo at Cowdray Park are also within easy reach.

The beaches at the Witterings are popular for swimming and coastal recreation, and boating enthusiasts are particularly well catered for, with further berthing and lifting facilities available at Birdham Pool and Chichester Marina.
