15 Esther Road, London, E11 1JB

Spacious, warm and welcoming, with a modern extended kitchen and south-facing garden complete with purpose-built studio, this lovely five-bedroom Victorian house sits on a friendly tree-lined street.

Both Overground and Tube services are within walking distance; and independent shops, restaurants, and amazing green spaces are close by.

Decorated in a palette of Farrow & Ball and coat colours, updated period features - including fireplaces, double-glazed sashes and original floorboards - sit comfortably alongside contemporary details such as custom joinery, Crittall-style doors and attractive designer radiators.

The house greets you with a traditional London Stock brick frontage, with white-painted stone sills, lintels and foliage-topped columns to the bay window.

Shielded from the road by a pretty, plant-filled rain-garden, it sits behind a low wall with baton fencing.

The paved front garden leads past a bin store with green sedum roof, to a recessed porch and the traditional part-glazed front door.

It’s painted dark olive green and features a transom and brass furniture including a ring-shaped knocker.

Inside – comfort and colour In the hallway, white walls meet a beautifully ornate coved ceiling; while the back of the door has been painted a cheerful ochre.

There’s a column-style radiator with shelf; and sanded original floorboards flow through a door on your right (with ebonised beehive doorknob – a detail seen throughout), into the double reception room.

Colour has been cleverly used across the house, and here the whole space has been drenched in blush Factor Fifty by coat.

Lit by a tall sash bay window to the front and a Crittall-style door to the rear, the coved ceiling features a pair of roses with multi-arm globe pendants, and there are two rendered fireplaces.

Bespoke joinery includes shelves and a cupboard to the alcoves; while a full-height cupboard, offering excellent storage, has been painted to match the walls.

Returning to the hall, you’ll pass an understairs WC, where black walls and Bert & May geometric Split Shift tiles form the backdrop to a close-coupled loo and a wall-hung basin with a Crosswater brass mixer tap.

Continue on to the extended dining kitchen, where herringbone wood-effect porcelain flooring adds warmth to the crisp white paintwork.

The room is flooded with light from a large skylight over the dining area, an anthracite-framed side-facing window, and Crittall-style triple bifold doors to the garden.

In the evenings, adjustable spots and wall-lights help create a cosy mood.

Handsome bespoke shaker-style cabinetry in Angelica Craig & Rose ‘Dark Green’ with antique brass handles is beautifully offset by a pale stone worktop and a splashback of Split Shift tiles.

A 1.5 bowl sink with black mixer tap sits below the window, while integrated appliances include an AEG oven and induction hob with black overhead extractor, a Beko fridge-freezer and a Bosch dishwasher.

The Vailant boiler was fitted in 2023, and is controlled by a Hive smart thermostat. Take the stairs, with natural fibre carpet, to the first floor.

Running the full width at the front, the primary bedroom is lit by a pair of sashes with bespoke grey Roman blinds and features smoky-toned flooring.

Bespoke storage includes floating shelves and a bank of tall wardrobes, picked out in dark olive to match the chimney breast.

The second double bedroom is adjacent, with a leafy outlook through a tall sash.

Neutral carpet runs underfoot, while the inky blue walls provide a pleasing contrast with the white-painted cast-iron fireplace.

The third double sits to the rear, and is similarly carpeted, with white walls and a window facing the garden.

You’ll find the family bathroom in the centre of the plan, where fresh white walls and square tiles are paired with dark herringbone floor tiling, and a terracotta feature wall adds a pop of colour.

There’s a sink and a bath with black Mode tap; while a white towel rail radiator and concealed cistern loo complete the suite.

Take a second staircase, with treads to match the landing carpet, to the loft (converted in 2023), which drinks in the sunshine from a large central skylight.

To the front, lit by a pair of Velux windows, the fourth double bedroom feels calm and peaceful, drenched in ‘Mrs Bouquet’ by coat, which changes beautifully with the light.

Oak engineered flooring runs underfoot, while bespoke storage includes drawers and bedside shelves with brass Pooky lamps, and there’s also access to useful storage in the eaves.

Walk through to the stylish en-suite, finished in Templeton Pink-toned microcement, with checkered pink and white Claybrook floor tiles.

A walk-in Crosswater rainfall shower with separate shampoo attachment and frameless glass screen gives a luxurious feel, while there’s also a close-coupled loo and a terrazzo countertop basin with brass wall-mounted tap.

You’ll find the fifth double bedroom to the rear.

Colour-blocked in taupe and sage, it enjoys rooftop views through a wide Crittall-style window with bespoke roller blind and anthracite radiator beneath.

Outside – private oasis The leafy 69-foot, south-facing garden feels pleasingly private, surrounded by trees and foliage.

From the kitchen bifolds, step out onto a decked patio - ideal for entertaining - which leads to a grassy lawn, with borders and raised sleeper-edged beds filled with mature plants including bamboo, rosemary, Fatsia Japonica and an acer which offers displays of colour all year round.

Tucked away at the rear is a further surprise – a large 275 sq. Ft, purpose-built studio, with electrics, sliding doors, rendered walls, wood-look flooring and a pair of skylights.

Currently used as a home office, it would make an equally fabulous gym, yoga space, playroom, teen hangout or art studio. A note from the owners “The loft extension and en suite are a real sanctuary.
