***for sale by auction*** ***Contact us for viewings and more information - Quote Ref: 665795 when calling*** *** make sure you watch the video to see everything this home and area has to offer *** Nene Crescent is a peaceful suburb in Oakham which is popular for families looking to set down roots, with the convenience and character that a historic market town brings to the beautiful Rutland countryside and Rutland Water on your doorstep.

This 3-bed detached house is full of potential.

It’s in need of modernisation however the extended layout gives the new owners some great choices to either retain the current layout or create something truly bespoke with open plan living a top priority for many.

There’s even scope to extend further by adding 2 more bedrooms above the garage as others have done on this street.

Inside Step inside through the porch, which is a great place for muddy boots or wet jackets to dry, and you’re greeted with a spacious hallway.

Downstairs the living room and dining room have been connected.

One of the great things you’ll notice are the large windows, not just in the living room but the entire house which make it nice and light.

A log burner in the living room is a recent addition that will be perfect for those cold winter nights. The kitchen has been extended and is large enough to house a large 5 burner, double oven.

There’s a great amount of cupboard and worktop space and the cupboard under the stairs can be utilised to be used as a pantry.

The kitchen moves through to another room that forms the rest of the rear extension which could make a great office space or hobby room.

The garage runs almost the entire length of the property and has been divided up into rooms to make better use of the space.

The garage remains at the front, with an electric door, and the rear houses a toilet and two smaller rooms. This would be perfect as a utility room, freeing up space in the kitchen.

Move upstairs and the landing is light and bright. A handy airing cupboard adds convenience to store bed linen and towels etc. The bathroom and toilet are currently sperate but could be joined.

The 3 rooms are all of a good size and again, all with large windows. The smallest of the 3 rooms has a storage cupboard, utilising the space above the staircase.

There’s potential to add two more bedrooms & ensuite by building above the garage as others have done on this street.

Outside To the front there’s parking for 2 cars and the garden has shrubs and plants along the borders.

This can be landscaped further, giving you a great view from the living room or for families with multiple drivers, there’s further potential for parking space.

A passage to the left gives you access to the rear garden and there’s a handy space on the opposite side which could be used to store garden essentials that you want to keep out of sight.

To the rear, the garden is large enough to plant trees, shrubs and plants and add seating or zoned areas, while also being a manageable size for those who aren’t green fingered.

What’s it like to live in the area? Oakham is a market town, steeped in history and surrounded by beautiful countryside.

You’ll be a 10 minute walk from a thriving high street, full of independent shops, pubs, restaurants and businesses.

Further convenience is a short walk or drive where you’ll find supermarkets, local doctors, dentists, pharmacies and more.

There’s a great community feel on the street where residents look after one another.

The nearest schools are highly regarded and within 1⁄4 of a mile, making it a popular location for families to settle, where children learn to ride their bikes on the quiet streets, then learn to drive as they get older.

The train station is a 3 minute drive with trains to London taking only 90 minutes and you’re not far from the A1, A47 and A14 giving you easy access to the rest of the UK.

If you want to sample city life every now and then, it’s only a 30 minute drive to Leicester or Peterborough.

This house is a great opportunity for a family looking to create their dream home in a peaceful town surrounded by countryside.

It would also be a perfect chance for a developer to create that dream home.
