You Can Get Your Morning Laps In Before Strolling Down To Langland Bay For A Beachfront Brasserie Breakfast.

This is the life an impressive, almost 3,500 sq ft family home on a sought after private road makes possible - with a pool in the gated grounds and the beach just a ten minute walk away.

After your morning lengths in your private pool, you can enjoy breakfast at Langland's beachside brasserie guilt free, leaving the rest of the day to surf or head down to Mumbles for a wander round the boutiques or enjoy a long lunch.

And when you return home, this impressive Tudor-revival family home is waiting - sitting behind electric gates at the end of one of Langland's most sought after private roads.

Set in mature grounds, it measures almost 3,500sq ft and offers privacy and seclusion that's genuinely rare this close to the coast. The entrance hall sets the tone immediately.

It’s double height, with exposed brick walls, a turned oak staircase rising to a galleried landing above - the kind of entrance that makes people stop in their tracks.

The ground floor opens out from here in every direction.

The living room has exposed oak beams, an oak floor and a log burner set into a brick fireplace, wide enough to zone into sitting and entertaining areas without ever feeling crowded.

A separate dining room and study give the house the breathing room a busy family actually needs. As you might expect, the kitchen is the working heart of it all.

With white shaker-style units and a granite island at the centre, a Belfast sink, Aga and smeg fridge - a kitchen that's been put together with some thought.

Bi-fold doors open directly to the terrace, so in summer the line between inside and outside more or less disappears. Then there's the sun room.

With a vaulted ceiling, oak floor, more bi-fold doors running the full length of one wall.

In March it's already full of light, in July, with the doors open to the garden and the pool beyond, it becomes the best room in the house by some distance.

Upstairs, the four first floor double bedrooms all have their own en-suites.

The main bedroom has a walk-in wardrobe and a four-piece bathroom with a gorgeous freestanding bath, double sinks, walk-in shower and bidet. The family bathroom has red tiles and brass fittings.

It'll suit some buyers as it is, others will want to update it and create something stylish and spa-like.

The attic on the second floor adds another versatile space, useful as a games room, creative space or a quiet place to disappear to.

The built-in double garage has even more space above, essentially creating a self-contained annexe - with its own entrance, a balcony, two good-sized rooms and a bathroom.

It's ideal for a relative who wants independence without being far away, a teenager who's earned a bit of privacy, or anyone who needs a proper studio or office that's genuinely separate from the main house.

The private and leafy path at the end of the road lets you walk down to Langland Bay in under ten minutes, where the beach is famed for surfing and there’s a choice of places to eat and drink.

Mumbles is only a few minutes away in the car or a 25 minute walk - and it’s well worth the trip. The Gower Seafood Hut does melt-in-your-mouth calamari caught that morning.

For something more considered, bistro Môr is close by.

The village itself has built a real reputation as a foodie destination, with boutiques and galleries that make an afternoon there feel like a proper day out.

If you have kids, Oystermouth Primary School is a 15-minute walk or three minutes in the car. Bishopston Comprehensive is around ten minutes by car or half an hour on the bus.

There aren't many houses in Langland where the hardest decision of the morning is whether to do your lengths before or after breakfast on the beach.

If that sounds like the kind of difficult decision you’ll relish making, get in touch to arrange a private viewing. EPC rating: C.
