Future proofed in its design, cabling is in situ for electric gates, with an electric charging port for cars. Mature trees provide a picturesque buffer, brimming with birdsong.

Park up and admire the handsome stone façade of Grove House, where a new wraparound terrace makes the most of the sunlight until late in the day.

Built in 1850 for local vicar Fletcher Fleming, who now resides in the local churchyard, Grove House latterly served as a doctor's surgery, to whom homage is paid in the form of the day and night bell, refurbished and reinstated by the front door.

Step inside into the grand, open entrance hall, where warmth, light and welcome can be felt immediately.

Respect for the home's heritage is evident throughout Grove House, lovingly restored and brought tenderly into the 21st century by its current owners.

Untouched for almost 80 years, full renovation work has seen ceilings replaced with modern downlighting, replastering of walls, new electrics and more.

No detail has been overlooked, right down to the tentatively dipped and stripped wooden doors, diligently sourced glass door handles, heritage style radiators and Lakeland slate plinths.

Warm toned walnut flooring extends through to the open-plan kitchen-dining living room on the left.

Residual clues as to the heritage of this Victorian home reveal themselves subtly throughout, not least in the robustness of the thick walls, captured in the broad opening to the kitchen through from the hall, and in the high ceilings throughout.

Designed for modern living, this sleek, bespoke and contemporary kitchen features floor to ceiling cabinets containing a bank of four pyrolytic self-cleaning ovens of varying functions.

Within the central island-breakfast bar, topped in white quartz, discover an induction hob, hidden extractor fan, undermounted sink with instant boiling tap and wine cooler.

Other integrated appliances include a Neff dishwasher, double outward opening fridge and freezer.

Original restored shutters cloak full height French doors, opening out to the extensive stone paved terrace, bathed in sunlight and perfectly private due to a canopy of mature trees.

Dine alfresco or at the substantial table, set before open views of the garden through a second set of French doors.

Opening up once more into the living area, walnut flooring is softened by a deep pile cream rug, upon which comfortable sofas stand, taking in views of both the garden through a large bay window to one side and the wall mounted television - served by modern ethernet connections to prevent lagging - to another.

Emanating warmth and welcome, a glowing fire crackles within the original fireplace (the flue newly replaced), visible directly through from the kitchen and connecting the three spaces seamlessly.

Heritage tones of grey prevail at Grove House, elevated by crisp white above the picture rails, blending into the high ceilings.

Modern touches are unseen in places, with a Bluetooth sound system fitted in kitchen and living room.

To the rear of the sitting room a large built-in cupboard is ideal for storing cleaning essentials.

Returning to the entrance hall, continue ahead around to the back of the stairs, discovering a large boiler room supplying the new hot water system, opposite stairs leading down to the cellar rooms.

Next door, a private cinema room features a modern underlit drop ceiling, cosy and snug with wall-mounted television; perfect for Saturday movie nights.

Continuing along, sneak a peek at the utility room, where there is ample space for a washing machine, dryer and clothes airer.

Returning around to the main entrance, across from the kitchen lies the study, a sumptuous space with patio doors opening out to the covered barbecue terrace and linking back to the main entrance.

After a busy day, soak up the evening sun with a well-earned gin and tonic.

Take the grey carpeted staircase up, passing an archway beyond which lies a WC and an airing cupboard and continuing up to the first floor.

First on the right, a quiet, king-size bedroom, is peacefully set overlooking the garden.

Light, bright and airy enjoy the night sky views, where stars appear to decorate the swaying branches of the trees.

Next door, awash with light, the super-king-size master bedroom enjoys all the privacy of Grove House.

Shutters take on the role of curtains ("you don't need them - the trees make it so private") dressing the two full height windows which look out over the garden.

Standing at an angle by the second window, and making the most of the views, a freestanding bathtub denotes the entrance to the ensuite.

Twin wash basins precede a private double shower cubicle tiled in white herringbone style, with WC discreetly tucked to one side.

Across the landing, the main bathroom offers relaxation and refreshment by the bubble load, featuring a double width walk-in shower, twin wash basins and large Jacuzzi air-jet bath set before a bountiful window.

In each bathroom, white quartz tops the bespoke-built vanity units, warmed underfoot by underfloor heating.

Turning right out of the bathroom, a second super-king-size bedroom awaits, brimming with light from two floor to ceiling windows with views out over the rooftops of Bowness.

Refresh and revive in the ensuite, featuring wash basin, shower and WC. Across from the second bedroom note a fourth double bedroom, currently utilised as a dressing room with sofa.

Outside Grove House, the garden is a blank canvas awaiting your own personalisation.
