“A refined palette of motif-like limewash, natural stone and micro-cement sets a decidedly contemporary tone” Set on a peaceful residential street in Croydon, this newly built, two-bedroom house has been carefully designed with sustainability in mind.

The design is kept deliberately minimal throughout, while double height and expansive glazing celebrate natural light.

Minute details have been added with utmost attention: Shadow gaps replace conventional skirting boards and architraves, and internal doors have concealed hinges, ensuring crisp, clean lines.

The Tour The house presents a distinctive façade of black composite cladding and basalt-grey scratch render.

Solar panels are discreetly positioned on the roof, and double-glazed aluminium windows are fitted throughout. At the heart of the house is an open-plan kitchen and living space.

Limewashed walls provide a textured backdrop to the contemporary kitchen, anchored by a spacious island with space for stools. There is ample room for dining and sitting areas beyond.

Dark-stained oak herringbone parquet runs underfoot. Full width bifold doors open directly onto the garden, extending the living space outdoors.

Adjacent lies an additional reception room, also suited for use as a study. A bathroom completes the ground floor, with a walk-in shower, dual-source lighting design and a micro-cement finish.

A staircase ascends to the first floor, and storage is discretely tucked under the stairs.

Two bedrooms are arranged on this floor; the principal bedroom features a Juliet balcony that overlooks the garden and large skylights that draw in abundant natural light.

The bathroom has a sculptural black freestanding bathtub, micro-cement walls, and contemporary fittings, creating a serene atmosphere. The loft above provides additional storage.

The house’s environmental credentials have been carefully integrated into its architecture. An air-source heat pump provides heating, while photovoltaic solar panels generate renewable electricity.

A Vent-Axia mechanical ventilation system supplies fresh air while helping to retain heat, and solar-powered Velux windows maximise natural light.

The house comes with a 10-year structural warranty from Protek. Outdoor Space The garden extends the living space, landscaped with planted borders.

To the front, a paved driveway provides off-street parking and incorporates an EV charging point.

There is also discrete bin storage and a generous external storage area, providing practical space for bicycles and garden equipment.

The Area Carlyle Road is within easy reach of local shops, restaurants and pubs.
