Description A unique, period property with oodles of charm and spacious accommodation over three floors.

The current owners have updated the property whilst retaining the character of this much-loved home.

They have fitted a bespoke, painted, wooden kitchen, boiling water tap, and integrated appliances, a new Worcester oil boiler last year, new windows - where required, three new chimneys, and stylish, rustic, limestone flooring in the kitchen and dining room.

Period features such as window seats, timber shutters, Flagstone floors, exposed beams, painted tongue and groove panelling, stripped, original timber floors and doors have all been retained.

The result is a perfect blend of traditional features and modern comforts. The rear garden is an oasis of verdant variety with structure, texture, and colour, framed by a handsome, stone wall.

A barn, at the end of the garden, has been restored and the top/first floor made into a stunning studio above and storage in three separate rooms below.

Accommodation As with most rural properties, the door frequently used is at the rear. Oak, double, timber gates open to the rear garden and a pitched porch has plenty of space for coats and boots.

An internal door opens to the dining room, which is welcoming and homely with an Ingelnook fireplace on the left with a wood burning stove.

To the right of the fireplace is built-in-cupboard which conceals the new boiler (Dec 2024).

There’s plenty of space for a table and chairs beside the fire and the dining room flows seamlessly into the kitchen.

The recently fitted, hand-built, painted timber units combine with integrated appliances, (dishwasher, and washing machine), boiling water, tap, and sleek white composite work surface to create a bright, functional space with plenty of storage in a pantry and space for a fridge/freezer.

Two windows ensure there is plenty of natural light and they both offer delightful views, one over the garden and the other over farmland to the west.

The central Flagstone hallway leads to the front door and to the sitting room and snug/study. Both these rooms are a similar size and they both have large south facing sash windows.

The sitting room has oak recess cupboards, and shelves on either side of the chimney breast. A wood burning stove offers cosy warmth for the winter months.

Upstairs, on the first floor, the landing opens out to a very appealing study area bathed in natural light from a roof light and 2 large windows, with super views.

The unique family bathroom is a fabulous feature of this property, it has a vaulted ceiling and exposed timber floor.

A traditional cast-iron, rolltop bath takes centre stage and is a magical place to soak as it enjoys fabulous views over farmland to the Mendip Hills in the distance.

There are 3 bedrooms on this floor, 1 has built in cupboards. Elm stairs rise from the landing to the second floor where there are 2 further bedrooms, with charming views, and a shower room.

Outside To the front right of the property is a garage. Ornate, wrought iron railings embrace a mature front garden, with a range of trees and shrubs.

An attractive, carved timber canopy shelters the central front door.

To the side, handsome, oak, double garden gates open to the enclosed walled, courtyard garden, which has a combination of lawn, raised beds and paved paths.

It is expertly planted with a variety of shrubs, climbers, ferns, and flowers, a decked area beside the house is ideal for enjoying the evening sun.

Surrounded by open countryside, the outlook is delightful. Metal stairs rise to the first floor of the barn at the end of the garden.

The first floor has a vaulted ceiling and engineered oak floor, roof lights and large windows making it a superb, large, bright space, ideal for a variety of uses.

The wood-burning stove is not included in the sale as it does not have a HETAS certificate.

The ground floor of the barn is made up of 3 separate rooms all accessed by separate external doors, suitable for storage of garden equipment and tools.

At the end of the barn, there is a timber wood store, and a gravel parking area.

Roderick Thomas, 1 Priory Road, Wells, BA5 1SR. P.S. A few extra comments. Mortgages – we can help. Bridging loans – We can help.

Moving house is complicated and stressful when a sale and purchase needs to be tied together in terms of finance and timing. Sometimes we can negotiate an agreement to suit both sellers and buyers.

Sometimes a bridging loan can solve problems and remove stress. Call us for information on any of these points
