Less than 150 yards from the little 12th Century church to the south and the thatch pub, The White Horse Inn, less than a two minute walk to the north.

3 Bedrooms, 2 Bathrooms, Kitchen/Living/Dining, Hall/Snug, Sitting Room, Study, Boot Room/Utility, Garage, Garden Store, c0.34 Acre, Oil Central Heating (underfloor in Kitchen & Study), Air Conditioning for Kitchen This delightful cottage manages to blend 'old world charm' and character with modern day comfort to perfection, offering the best of both worlds.

The current owners added the capacious and charming oak framed kitchen/living room on the south side of the cottage creating the most gorgeous living space with masses of natural light, a heated stone floor, a splendid range of fitted units including bow fronted drinks cupboard and matching deep larder cupboard, Rangemaster dual fuel cooker and two fridges.

The central heating boiler is also neatly concealed behind a matching cupboard front.

This area also has the benefit of a Panasonic air conditioning/heating system but best of all is the abundance of light and the open outlook across the garden.

The front door opens onto a good sized room that would in the past have been the kitchen but might now be termed Dining Hall, with a boarded floor, exposed beams and exposed chalkstone walls.

In the fireplace is an ancient solid fuel range cooker that is now an ornament rather than practical appliance but adds greatly to the charm of the room.

Currently furnished with sofa, desk, drawers and TV it could equally be thought of as the Snug. With windows to front and rear and glazed door to the garden.

The main Sitting Room is everything you'd hope for in a cottage, it has a magnificent Inglenook firplace at its heart and that cosy cottage ambience from the beams and timbers and then the charm of the chalk walls.

Three windows along the front of the house and the opening to the fabulous kitchen. At the north west corner of the cottage, approached from the sitting room, is the study.

This is a modern construction built at the same time as the kitchen and enjoying underfloor heating.

At the east end of the cottage you will find the Boot Room, all beautifully fitted out and with windows on two sides.

Fitted appliances include the fridge, freezer and washing machine together with the condensing tumble drier in the adjacent recess near the bathroom.

The ground floor bathroom is tasteful and classic in style with a large south facing window. From the Dining Hall/Snug an elm stair leads to the first floor and splitting to left and right.

To the left leads first into Bedroom 2, currently the largest bedroom with exposed timbers running from the eaves to the ridge giving a wonderful sense of space, particularly with windows to front and rear.

Currently Bedroom 3 is accessed via Bedroom 2 but it looks very possible to partition Bed 2 to create independant access to Bed 3 if considered desirable and create an attractive landing area at the same time.

Bedroom 3 is similarly beautiful with windows on two sides and the very high ceiling with timbers running to the ridge. A wide boarded elm door is also a thing of great beauty and charm.

The master bedroom has all the charms of the other two, windows to front and rear, exposed timbers and an old fireplace plus fitted wardrobes but best of all a door leads through to its own dressing area and a very fine bathroom for the exclusive use of the main bedroom.

A second staircase leads from the landing dressing room down to the sitting room.

This bathroom has a fine free standing bath, a generously proportioned walk in shower, 'his and hers' wash basins and WC. Outside.

The whole plot amounts to approximately 0.34 of an acre with the garden bounded by mature hedging to north, south, west and east.

The south facing garden is principally laid to lawn with a paved entertaining area adjacent to the oak kitchen/living.

The single garage is sensibly proportioned and there is a very large storage area above. On the eastern boundary stands a very substantial garden shed complete with log store.

The cottage is approached by a gravel driveway with ample parking for several cars.

At the front of the cottage stands a mighty Beech Tree from which the cottage takes its name and there is further lawn to the front together with paved path to the front door.

What a gorgeous village this is, so much a part of the countryside with glorious walks just yards from the front door.

The peace and quiet is unrivalled, to be woken only by birdsong is the stuff that dreams are made on and wildlife abounds it is common to hear the tapping of woodpeckers, to come across deer on your dog walk and to find newts on the church path.
