7 Reedley Road, Bristol, BS9 3SR

This semi-detached home is moments from Elmlea Primary and within catchment for the highly regarded Bristol Free Secondary School.

There is a lovely garden to the rear, plus there is excellent potential to extend.

**Overview** This lovely home is in a popular & sought after location thanks to its proximity to the popular local schools and the amenities that are on the doorstep.

There is a spacious feel throughout, helped by an abundance of natural light.

Neighbouring properties have substantially extended the accommodation, so there is huge potential if additional space is required (subject to obtaining the necessary consents).

As well as the house being in excellent condition throughout, there is a good sized yet low maintenance back garden that is perfect for families.

You enter into the porch, which is perfect for storing coats and shoes. From here, you access into the lounge and this spans the full width of the house.

There's plenty of space in here, and a bow window lets in lots of natural light. You can also access both the dining room and the kitchen from this room.

The kitchen has ample cupboard & worktop space, and there is an integrated oven & hob. A window looks out over the garden, whilst a door opens to the side patio.

Next to the kitchen is the dining room, and an opening links these two rooms. If desired, there is scope to combine and open these two rooms.

As you head upstairs, the landing has a window to the side, and you can also access the loft space.

The master bedroom is an excellent size with fitted wardrobes, and two windows look out over the back garden. Bedrooms 2 & 3 are pretty equal in size, with both being double rooms.

The family bathroom is on this level as well. There is gas central heating & double glazing.

**Outside** To the front is paved driveway that easily allows parking for 2 cars, whilst there is a pedestrian gate that gives access to the rear.

The back garden is accessed from both the dining room & kitchen. This is a low maintenance, hassle free space with 2 patio areas - one next to the house, and a paved upper terrace.

This is perfect for entertaining and alfresco dining. The upper terrace also opens to the rear lane. **Location** Reedley Road is always popular thanks to being so close to everything.

The hugely popular Elmlea Primary School is around a 5 minute walk away, and the shops on Stoke Lane are also minutes away.

The village is easily accessible, and there are local buses that connect into the city. There is plenty of open space close by - Canford Park is great for kids, and The Downs isn't far away.

Whiteladies Road is just over 1.5 miles away, Southmead Hospital is within 2 miles, and Cribbs Causeway is approx. 3.5 miles.

**We think...** This is an excellent opportunity to purchase a family home within the highly sought after BS9 postcode, close to popular schools, shops and amenities.
