Charles Peel Place, Cuckfield, RH17 5QJ

The house was constructed in 2018 to a very high standard by the renowned developer, Tkei Homes, as part of a boutique development of just four homes.

The substantial accommodation extends to more than 3,000 sq ft over two floors, with a split-level ground floor designed around the natural topography of the plot –this design means that the living spaces to the rear have especially high ceilings, with the rear elevations featuring expansive glazing to allow excellent natural light from the southerly aspect.

Internally the décor is beautifully presented, with premium features including integrated lighting and sound systems, bifold doors leading to the rear garden, which has been professionally landscaped and is a riot of colour and texture, featuring a number of spaces for outdoor entertaining.

Interior Affording excellent light and space throughout, the accommodation is well planned and perfectly balances spaces for entertaining and day-to-day life.

The welcoming entrance hall draws the visitor into the family room at the front of the house and down a short flight of stairs to the accommodation on the lower level: a generously proportioned sitting room and an open plan kitchen and dining room.

Both rooms at the back of the house have bifold doors opening to the garden, extending the living space into the garden during the warmer months.

The kitchen is a particular highlight, fitted with Tom Howley cabinetry, granite work surfaces and premium appliances including a Quooker instant boiling water tap, a large wine fridge and Miele ovens.

In addition there is a laundry room, a cloakroom/WC and a storage cupboard. On the first floor, the principal bedroom is a sizeable room with its own dressing room and en suite shower room.

There is a further guest bedroom with dressing area and en suite shower room, three additional bedrooms – all with built-in storage, and a family bath/shower room.

One of the bedrooms is currently used as a study. Outside The house is tucked away within this quiet, highly exclusive development, backing onto open countryside to the rear.

The pleasant cul de sac is beautifully maintained and the house has excellent kerb appeal, with trees and shrubs adding colour and interest.

A paved driveway provides ample parking and there is a detached garage with an electric vehicle charging point.

The rear garden is south facing and has been attractively and professionally landscaped, wrapping around the side and back of the house and incorporating raised flowerbeds of colourful bloom, mature trees, ornamental grasses and textural shrubs.

An elevated terrace provides a fabulous space for entertaining and leads down to a second seating area and a covered outdoor kitchen, which includes a gas barbecue, a drinks fridge and ample storage.

There is a further seating area behind the garage, ensuring that there is space to enjoy the sun at all times of the day.
