Modern method of auction – in partnership with bid auctioneers This property is being offered for sale through the Modern Method of Auction in partnership with bid Auctioneers, providing buyers and sellers with a greater level of commitment and security once a sale is agreed.

The purchasing process is similar to a traditional property purchase, and buyers are still able to arrange a mortgage, survey and normal conveyancing.

The key difference is that, once an offer is accepted, the successful buyer pays a reservation fee of £15,635 inclusive of VAT, which secures the property and demonstrates commitment from the outset.

The reservation fee is payable in addition to the agreed purchase price and should therefore be taken into consideration when calculating the overall cost of purchasing the property.

Following reservation, the transaction progresses within the Modern Method of Auction timescales, providing a structured route towards exchange and completion while allowing time for the usual legal, financial and conveyancing work to take place.

Buyers should ensure they have the necessary funds available to cover the reservation fee in addition to their deposit, Stamp Duty Land Tax and any other associated purchasing costs.

Further information regarding the Modern Method of Auction, bid Auctioneers, the reservation process and applicable terms and conditions is available upon request.

We would be delighted to talk prospective buyers through the process and answer any questions before an offer is made
