Braydeston House, 9, The Street, Norwich, NR13 5JY

An outstanding village house, with converted coach house, set in about 1.4 acres with excellent privacy. Description Braydeston House is one of the finest houses within Brundall.

With an outstanding plot of 1.4 acres, it is set behind a high mellow brick wall affording a high degree of privacy.

This handsome Georgian home, together with the excellent asset of the converted coach house, is a wonderfully unique proposition within a well-served village environment.

The House There is a great sense of arrival to Braydeston House, with gates through the high brick wall, sweeping up to the front of the Georgian façade.

The sash windows and render are classic of the period. The back of the house, south facing and overlooking the lawns, equally as handsome, complete with pedimented bay.

The porticoed entrance opens into a welcoming hall, leading off to the principal rooms.

A fine dining room with fireplace and alcoves with distinctive stained-glass windows, has an open plan feel thanks to a wide arch through to the elegant drawing room.

This has shuttered French doors out to the gardens, and a fireplace with attractive surround.

A comfortable sitting room, again with fireplace and woodburner, is a great spot to sit and look out to the gardens through French doors.

The functional kitchen/breakfast room also leads off the main hall.

As would be expected, the principal rooms are all well-proportioned with plenty of natural light, tall ceilings and many original features.

The ground floor is complete with a garden room creating a very pleasant space to enjoy the views, as well as a utility room with WC, rear hall with helpful storage, cellar, and the self-contained annexe.

This comprises a spacious living/bedroom, with bathroom and kitchen. This works well for elderly relatives or similar and can easily be integrated into the main living space of the house.

A refined Georgian staircase leads to the first floor of Braydeston House, which enjoys the same proportions and feel as the ground floor.

The principal bedroom is on the south side of the house with fine views down the garden, and with en suite shower room.

There are a further five double bedrooms, all with their own character including built in wardrobes, fireplaces and other original features.

The bedrooms are served by two large bathrooms, and a separate WC. The house has excellent adaptability to suit many living styles.

It is also worth noting the house benefits from Solar pv, helping with the cost of electricity. The Coach House.

A comfortable home in its own right, the Coach House was converted to a high standard in the 1980’s, with plenty of glazing and distinctive curved walls providing interesting visual and design elements.

The accommodation comprises a fitted kitchen/breakfast room, sitting room with glazed doors out to a landscaped courtyard, three bedrooms, bathroom and a garden room.

The latter looks out over a private garden for the Coach House, which together with the private parking area provide an obvious letting opportunity to create a useful income, or for multi-generation living.

Outside The gardens and grounds are an outstanding feature of Braydeston House. It is increasingly rare to find a house within such a central village location, that enjoys gardens of about 1.4 acres.

The grounds work really well for the house, as they create an amazing feeling of seclusion and privacy, with open spaces and well-established boundaries.

The majority of the gardens are south facing, with a large expanse of lawn sweeping away from the house, bordered on one side by shrubberies and fine trees including copper beech and oak, whilst on the other are well stocked herbaceous beds.

Adjoining the house is a paved terrace with mature well-stocked pond, providing an ideal space for outside dining, entertaining and relaxing.

Further areas of lawn, divided by hedging, host a greenhouse and orchard, whilst a further wooded area hosts rhododendrons for seasonal colour.

Further specimen trees include magnolia and mulberry, and a fence defines the main gardens from that of the Coach House.

To the front of the house are further lawns, and plenty of private gravelled parking and turning space adjoining the house.

The drive continues to a three-bay car port, of traditional construction, and with extensive loft space overhead. Wooden gates provide entry to the parking for the Coach House.

Adjoining the Coach House is the workshop and store.

Formerly Georgian stables, with pretty half-moon windows, this is a practical space and could be utilised in many ways, perhaps for conversion to a gym, or work from home space.
