Seibiant Francis Road, Borth, SY24 5NJ

Seibiant. In Welsh, the word means 'respite' – a pause, a breath, a moment of profound stillness.

And from the moment you arrive at this extraordinary coastal residence overlooking the sweep of Cardigan Bay, you will understand, completely and immediately, why no other name would do.

Some properties impress. And then some properties stop you.

Seibiant is the latter - a palatial single-storey residence of quite exceptional scale, architectural grandeur, and coastal drama, commanding an elevated position above the beach at Borth with uninterrupted panoramic views across Cardigan Bay that stretch to the horizon and beyond.

This is a home of museum-quality plasterwork, a hand-crafted bespoke kitchen and bathroom by Christians, four/five magnificent reception rooms, and a triple-fuel aga.

It is a home where Corinthian columns frame the kitchen entrance, where a five-piece en suite occupies a room of genuine hotel grandeur, and where a dedicated Sea Room - walls of floor-to-ceiling glass on three aspects - exists for no purpose other than to allow you to sit, and watch, and breathe in one of the finest views in Wales.

It is also, for those with ambition, a home with a future as remarkable as its present - offering substantial first-floor conversion potential, architectural plans for further rear extension, and scope for multi-generational living or a sophisticated work-from-home solution that would be the envy of any coastal retreat in Britain.

Properties of this character, in this position, simply do not come to the market often.

Seibiant is, without question, one of the most interesting single-storey residences on the Cardigan Bay coastline.

EPC Rating: D Location Borth occupies one of the most striking positions on the entire Welsh coastline - a long, characterful village perched between Cardigan Bay to the west and the ancient Cors Fochno peat bog and Dyfi Estuary to the east.

It is a place of extraordinary natural drama, wild beauty, and a deeply rooted connection to the sea.

The beach at Borth is among the finest on Cardigan Bay - a broad, sandy arc stretching for miles in either direction.

At low tide, the fossilised remains of a prehistoric forest emerge from the sand - a spectacle that draws visitors from across the world and lends this stretch of coast a quite singular, ancient atmosphere.

Surfing, wild swimming, sea kayaking, and coastal walking are woven into the fabric of daily life here.

The market town of Aberystwyth lies just five miles to the south, offering a full range of retail, dining, and cultural amenities including the National Library of Wales, Aberystwyth University, and a thriving arts scene.

The Cambrian Line railway connects the area to the wider national network, while the A487 provides straightforward road access north and south along the coast.

The Dyfi Biosphere Reserve - one of only a handful in the United Kingdom - begins virtually at the door. This is West Wales at its most elemental, most beautiful, and most alive.

Seibiant sits at the very heart of it. Orangery/Entrance Hall (3.81m x 3.12m) Few rooms capture the essence of coastal living quite like the orangery at Seibiant.

Spanning an impressive footprint with wraparound windows on three aspects, this exceptional space floods with natural light throughout the day - the perfect setting for morning coffee, or relaxed evening entertaining.

Laid with elegant terrazzo flooring and finished with ornate dentil cornice detailing, this is far more than a garden room - it is a destination in its own right.

A solid ceiling, proper construction, and radiator ensure this is very much a year-round room of genuine character and versatility.

Commodious Grand Entrance Hall / Reception Room (6.10m x 3.05m) The Grand Hall announces itself with authority.

Soaring ceilings dressed in an intricate botanical frieze of grapevine and foliage, a quality ceiling rose of depth and detail, classically detailed Ionic door surrounds, and rich claret carpet set the tone for a home of architectural distinction.

A gilded drum pendant casts warm light across the space, while a glimpse through to the principal rooms beyond - and the sea light that floods in from the front elevation Principal Sitting Room (6.10m x 5.79m) Of scale and proportion, the principal sitting room is a room that commands attention from the moment you enter.

Beneath a moulded botanical frieze and a ceiling rose, two distinct living zones sit comfortably within a large footprint.

Natural light pours through the forward aspect windows Sitting Room 2 (6.10m x 5.49m) The rear sitting room is a room of quiet elegance - a space to retreat to when the day calls for stillness.

A marble fireplace with cast iron grate anchors the room with warmth and character, while deep coving, a picture rail, and arched alcoves .

Double radiators, and generous proportions make this a room for all seasons.

Open aspects connect this room seamlessly to the Sea Room beyond - a considered flow of living space, with understairs storage tucked neatly to one side.

Plus stairs to the uncoverted roof space potential. The Sea Room (4.88m x 3.35m) And then you step into the Sea Room, and everything else falls away.

Three aspects of floor-to-ceiling glass wrap around you, and suddenly you are not inside a house at all - you are suspended above Cardigan Bay, the full sweep of the coastline laid out before you like a painting that changes with every tide.

The beach arcs away to the north, waves breaking in long white lines against the shore. Borth sits in the middle distance, the Cambrian hills rising green and vivid behind.

On a clear day, the horizon seems infinite. Kitchen By Clive Christian (6.53m x 4.27m) There are kitchens, and then there is this.

The hand-crafted bespoke kitchen built by Clive Christian at Seibiant is a room of ambition - conceived not merely for cooking but for living.

Bespoke cabinetry in warm cream, hand-built to the highest specification, lines every wall, dressed with carved acanthus corbels, glazed display cabinets, and granite worksurfaces that run the full length of the room.

At the heart of the kitchen stands a magnificent triple-fuel aga - set beneath a chimneypiece surround of craftsmanship, with acanthus leaf corbels framing the range and a crowning oval relief panel of figurative plasterwork that elevates this cooking station to something approaching fine art.

A four-ring gas hob completes the range specification for those who cook seriously and entertain generously.

A generous peninsula breakfast bar in solid oak with inset sink serves as the social heart of the room, while a classic Shaw’s Original deep butler’s sink with brass bridge mixer tap.

Kitchen Continued The solid hardwood surround, illuminated plate rack above, and metallic mosaic splashback speaks to a philosophy where every detail has been chosen with care and permanence in mind.

Corinthian columns frame the entrance from the hallway. French glazed doors open to the formal dining room beyond. And through the full-width picture window, Cardigan Bay fills the frame.

It is the view you will see every morning as the kettle boils. It never grows old.

Dining Room (3.96m x 3.89m) Accessed through a grand columned opening from the kitchen, the formal dining room is a room built for occasion.

Dressed with the same exquisite botanical frieze and coffered ceiling rose that grace the principal rooms, it combines architectural grandeur with an effortless connection to the outdoors.

A marble fireplace anchors the room, while double-glazed patio doors open directly onto the front terrace, where Cardigan Bay unfolds in its full, uninterrupted panoramic glory.

The limestone-tiled floor flows seamlessly from the kitchen, reinforcing the sense of a home designed for gracious entertaining on a generous scale.

Master Bedroom (6.40m x 4.88m) To wake up in the principal bedroom at Seibiant is to understand, immediately and completely, why this house is without equal on this stretch of the Welsh coast.

A full-width picture window frames Cardigan Bay in its entirety – the beach, the estuary, the distant headland, and the open sea beyond.

Beside it, a charming circular porthole window adds a quietly nautical grace note, as if the room itself were aware of its relationship with the water below.

Sage-painted walls, deep dentil cornice, a concentric ceiling rose, and a warm gold pendant create a space that is at once grand and deeply restful.

A double-length radiator ensures warmth through the Welsh winter, while the wing armchair positioned at the window invites nothing more demanding than sitting, watching the tide turn, and counting your blessings.

Principal En Suite - Five-Piece Bathroom (5.49m x 4.88m) There are bathrooms, and then there is this.

The principal ensuite is a room of genuine theatrical grandeur - a five-piece bathroom of exceptional scale and specification that would not look out of place in the finest boutique hotel in Europe.

His and hers Villeroy & Boch basins sit within a bespoke vanity unit of hand-crafted cabinetry – fluted Corinthian columns, gilded detailing, marble worktops, and floor-to-ceiling mirrored panels flooding the space with light and reflection.

The botanical frieze continues unbroken around the perimeter, its coffered ceiling and ceiling rose confirming that even here, in the most private of spaces, no detail has been overlooked.

Bedroom 2 (4.83m x 3.58m) The second bedroom is a room of considerable charm and generous proportion - a front-aspect double dressed in a calming coastal palette of duck egg and teal, with deep cornices, a substantial floral ceiling rose, and a triple-width picture window overlooking the front gardens.

A full-length radiator, deep-pile carpet, and king-size footprint Family Shower Room (3.35m x 2.74m) Equipped with an oversized walk-in shower cubicle, wall-hung vanity, low-level WC, decorative border tiling, terrazzo-style flooring, and a sculptural chrome pendant, it serves bedroom 2 and the wider household in equal measure.

Bedroom 3 (3.96m x 3.35m) The third bedroom is a well-proportioned double room presented in a warm neutral palette, with a side-aspect double-glazed window, built-in wardrobe, and double radiator.

En Suite Shower A compact but considered space - its standout feature a dramatic floor-to-ceiling marble-effect feature wall in deep charcoal and slate, lending the shower enclosure a genuinely spa-like atmosphere.

A rainfall shower head, vanity wash basin, low-level WC, heated towel rail, and recessed spotlighting complete the suite with style and practicality in equal measure First Floor - A Canvas Of Promise A staircase leads to a substantial first-floor space of considerable potential.

Already lined with tongue and groove timber cladding and featuring a separate internal room beyond, this is a blank canvas of real ambition.

From its elevated position, the views across Cardigan Bay are - if anything - even more breathtaking than those enjoyed from the ground floor.

Subject to the necessary consents, the first floor presents an exceptional opportunity to create additional bedroom accommodation, a principal suite of extraordinary proportions, a dedicated home studio, or a leisure space – all with one of the finest coastal outlooks in Wales as its permanent backdrop.

Garaging, Cloakroom & Ancillary (6.25m x 6.00m) Integral double garaging is accessed via a dedicated side entrance hall, which also provides access to a useful downstairs cloakroom and a plant room-practical utility spaces that complement the elegance of the principal accommodation without intruding upon it.

Plans For Further Extension & Multi-Generational For those with vision, Seibiant offers something increasingly rare in the premium coastal market – genuine, documented scope to grow.

Architectural plans are available for inspection that would extend this already remarkable property further still, creating additional accommodation to the rear that lends itself naturally to a multi-generational living arrangement, a self-contained annexe, or a sophisticated work-from-home suite.

Whether the ambition is to accommodate extended family in style, create a private professional studio with Cardigan Bay as the backdrop, or simply future-proof a home for generations to come, the foundations - both literally and architecturally - are already in place.

Plans are available for inspection by serious applicants. Garden Step outside, and Seibiant reveals its final – and perhaps most extraordinary – dimension.

The front terrace extends the full width of the property, a generous stone-paved entertaining space dressed with teak furniture and framed by a decorative white balustrade, beyond which the land falls away to the coastal path, the beach, and the open waters of Cardigan Bay.

There is almost nothing between you and the sea.

On a clear day the view is simply breathtaking - the beach arcing in a long, perfect crescent, waves breaking in unhurried succession, walkers tracing the tideline, the green Cambrian hills rising behind the far shore.

This is not a view you visit. It is a view you live inside.

Rear Garden The outdoor shower A thoughtful addition for the committed coastal dweller - an outdoor shower to the side of the property, perfectly positioned for returning beach walkers, wild swimmers, and surfers straight from the waters of Cardigan Bay.

It is precisely this kind of considered, unpretentious detail that reveals a home that has been truly lived in and genuinely loved.
